Job Description

Under the general administrative direction of the Chief Operating Officer (COO) and direct support of the System Chief Facilities Officer, provides leadership and direct oversight for Facilities Operations and Maintenance staff, ensuring that mechanical, electrical, and plumbing systems, and all other equipment are functioning effectively and efficiently, and in compliance with all life safety, fire safety, CMS, DHEC, NFPA, and other regulatory requirements and codes. This role ensures all corrective and preventative maintenance are completed accurately and in a timely fashion, and that all related documentation is maintained in accordance with hospital and regulatory standards. This position responds to and addresses all utilities and life safety disruptions in a timely manner and communicating all outages and/or repair delays in a professional, timely manner to the affected areas and organizational leadership. This position provide supervision for the safety security officer, groundskeeper, and departmental clerical staff.

Key Areas of Responsibility:

• Ensures that all repair and maintenance activities are conducted in a safe manner according to organizational policies, and in compliance with applicable codes and standards including CMS, DHEC, OSHA, and other regulatory requirements.
• Provides local leadership and planning for capital infrastructure renewal programs; assists in development of a multi-year capital renewal planning efforts with the MUSC System Enterprise Chief Facility Officer. Provides oversight and input for local construction/renovation projects.
• Ensures that the productivity and actions of the in-house and contracted labor personnel meet/support the overall operational goals of the department as established by organizational leadership.
• Develops and adheres to departmental staffing, revenue and/or expense budgets.
• Initiates, implements and manages the facility maintenance programs based on best practices in the healthcare industry, with an emphasis on planning/scheduling and preventive/predictive maintenance.
• Ensures that maintenance staff are adequately trained, equipped, and motivated so that the maintenance program can be accomplished in a safe, timely and cost-effective manner.
• Communicates directly with hospital staff and other support services departments to ensure that the facilities are maintained in a manner that will minimize disruption to patients and staff. 
• Utilizes a computerized maintenance management system (CMMS) for tracking corrective work orders and tracking preventive maintenance work orders compliance.
• Plans, organizes, directs, coordinates and controls the activities of the department to provide services, repair, and maintenance necessary to ensure the safe and efficient operation of the hospital and clinic facilities, and maintain a safe and compliant physical environment for patients, employees, medical staff and public, in accordance with policies, procedures, standards, and practices set by MUSC, CMS, DHEC, and other local community and government agencies.
• Maintains a state of continuous preparedness for all buildings and systems related to weather events and other natural disasters.
• Ability to return to campus within 1 (one) hour of notification to respond.

Experience:

• Seven years+ of healthcare engineering/maintenance experience, five of which supervisory level or higher equivalent work experience.
• Familiarity with Emergency Management Accreditation Program Standards.
• Computer skill proficiency in MS office applications; Word, Power Point and Excel.

Additional Job Description

Education: Bachelor’s Degree in Mechanical or Electrical or Engineering Technology required, or equivalent work experience of ten + years directly related management/supervisory experience in healthcare maintenance and an Associates Degree in Applied Science.

Required Licensure, Certifications, Registrations: Valid Driver’s License; Certified Healthcare Facility Manager (CHFM) certification preferred.
