JOB SUMMARY
To perform preventative maintenance, urgent, corrective, and routine repairs in electrical, mechanical and H.V.A.C. equipment. Diagnoses system malfunctions on mechanical and electrical equipment, H.V.A.C. power generation. Plumbing and medical gas systems and building structures as required.
RESPONSIBILITIES
Essential Functions
1. To perform requisitioned, corrective, emergency and preventative maintenance of electrical distribution.
A. Ability to define problems, analyze data, establish facts, and draw valid conclusions.
B. Ability to interpret and operate various electrical metering devices.
C. Ability to interpret technical instructions in mathematical or diagram form.
2. Ability to diagnose system malfunctions on mechanical and electrical equipment by reasonable working experience and knowledge of mechanical and electrical theory.
3. Ability to perform all assigned duties with little or no supervision.
4. Read blueprints, interpret instructions and repair specifications, record all inspections, preventative maintenance and repairs performed on equipment or system.
5. Schedules and performs preventative maintenance according to established procedures including:
A. Inspecting, calibrating, adjusting, lubricating, repairing or replacing components.
B. Responsible for repairing or servicing more complex equipment, responds to all calls for emergency repairs.
C. Maintains record of all repairs.
6. Assists in evaluating new equipment for purchase and installation.
7. Monitors work performed by outside contractors to ensure requirements are met and results are documented properly.
8. Makes environmental adjustments via computer and physical inspection of problem areas.
9. Cleans and maintains all assigned areas of responsibility, including painting, replacement of burnt out lights, removal of trash in a neat and orderly manner.
10. Ability to perform in house projects, develops, evaluates and implements standards of work cost of projects, orders needed materials, supplies and parts.
