Major Responsibilities
- Oversee and verify the proper functioning of all electrical systems, ensuring they are within design limits
- Manage the operation and maintenance of UPS, DG sets, HVAC systems, and other critical equipment
- Conduct regular inspections of the building and surroundings, including DG areas, earth pits, shafts, substations, and pump rooms etc.
- Implement and oversee planned preventive maintenance schedules for all systems
- Carry out routine checks of fire detection, hydrant, and sprinkler systems
- Coordinate and follow up on all technical issues, including breakdowns and shutdowns
- Supervise, train, and motivate the technical team, including electricians, A/C mechanics etc.
- Create and manage shift schedules for the technical team
- Conduct Daily/weekly/monthly briefings for all technical staff to ensure awareness of roles and responsibilities
- Analyze and resolve disciplinary issues and grievances within the team
- Instruct subordinates in proper methods of operating systems
- Verify all checklists and checklist values against actual values
- Ensure completion of documents as per schedule and requirements
- Implement and maintain quality assurance programs and safety standards
- Monitor work performed by service agencies and verify quantity and quality for payment
- Ensure adherence to established client policies, procedures, and objectives
- Coordinate with team members for procedure development and changes
- Prepare and implement required checklists after obtaining necessary approvals
- Schedule HVAC system operations for optimal efficiency
- Prioritize work orders and effectively schedule personnel
- Analyze and resolve complex maintenance and repair problems
- Prepare daily reports and maintain logbooks
- Maintain records of work performed
- Purchase materials, supplies, and equipment; maintain applicable inventories
- Contact appropriate service agencies to schedule repair work and ensure timely work order completion
- Ensure compliance with safety rules, regulations, and first aid practices
- Implement and oversee safety standards across all engineering operations
- Apply principles of preventive maintenance and cost control
- Monitor and control expenses related to engineering operations
- Coordinate plumbing and carpentry maintenance, scheduling work to minimize disruption to users
- Use special tools, equipment, and instruments for maintenance operations
- Communicate effectively in oral and written form with team members and stakeholders
- Any other assignments given by Management within the purview of the contract
Qualifications and Skills:
- Bachelor's degree in Electrical, Mechanical, or related Engineering field
- Strong electromechanical background
- Minimum 5-7 years of experience in facility management or related field
- Proven leadership and team management skills
- Strong knowledge of building systems, including electrical, HVAC, plumbing, and safety systems
- Excellent problem-solving and analytical skills
- Proficiency in using facility management software and MS Office suite
- Strong communication and interpersonal skills
- Ability to work under pressure and manage multiple priorities
