As the Head of New Business Acquisitions, you will be responsible for growing the business through acquisitions and joint ventures. This involves translating the business plans into acquisition strategies, developing targets, identifying growth opportunities, and recommending the appropriate initiatives to achieve those targets.

In this role, you will:

  • Be responsible for creating an annual strategic plan defining geographic, product, and pricing goals to guide acquisition efforts and support the Company's overall strategic plan.
  • The incumbent is responsible for finding, acquiring, and prioritizing acquisitions for the company.
  • Scrutinize all property deals and find properties in areas and price ranges consistent with the Business strategy, while optimizing the return on investment and minimizing risk to the Company.

Business Development

  • Create, develop, and execute commercial opportunities to increase the Company's income through existing and potential new clients to target, initiate, and develop business relationships.
  • Negotiate the terms of agreement, joint venture operating agreements, purchase and sale agreements and development agreements.
  • Manage partnerships with both joint venture partners and developers.
  • Take the lead for land acquisition negotiations and administer purchase documentation, financial analysis and due diligence processes, title report/insurance matters.
  • Monitors pre-closing compliance issues for properties under consideration for purchase.
  • Work with the development team in deal structuring to identify and model value-accretive strategies through key money investments, joint venture partnerships, and financial investments to help grow the company's portfolio.

Data Analysis and Financial Modelling

  • Lead the team for overall market and financial analyses for potential investments in real estate.
  • Oversee the company-wide cash flow valuation models for prospective projects from the position of both developer and/or joint venture
  • Present recommendations based on analyses to management for decision-making.
  • Provide input to the project feasibility and research team regarding modelling techniques, assumptions, and inputs and oversee their training to improve their capabilities

Compliance

  • Monitor industry legislative developments, develop and implement ongoing strategic changes in order to maintain compliance and maximize business performance on an ongoing basis
  • Researches and conducts due diligence related to approvals, permits, zoning, engineering, building cost, landscape, improvement plans and other relevant factors
  • Secures permitting and other requirements for property development
  • Build and maintain relationships with the relevant regulatory authorities

Customers & Stakeholders

  • Professionally represent the Company before zoning boards, planning commissions, inspection agencies etc. to obtain necessary project approvals.
  • Collaborate cross functionally to advance site selection, design and construction planning, Investment Committee approval, negotiation, and internal deal onboarding.
  • Leading the New Business Acquisition Team and oversee the team's pipeline to maintain viable opportunities at the top, middle and bottom of the funnel to achieve business goals

Requirements

  • Bachelor's Degree preferably in Architecture, Business, Finance and/or Economics
  • MBA would be added value but not essential
  • 12+ years of experience with a minimum of 3 years in real estate in KSA
  • Familiarity with the KSA real estate business and industry
  • Excellent Analytics and Financial Modelling skills
  • Proven ability to develop and implement strategic plans that align with organizational goals and drive long-term business growth
  • Extensive experience in business development and sales, particularly with high net worth clients
  • Exceptional negotiation skills, including the ability to effectively manage and close complex deals
  • Understand and address client needs, and maintain strong relationships with stakeholders
