Assistant Capital Project Manager (CPM)

We are looking for an experienced Assistant Capital Project Manager (CPM) who will be an integral member of the construction team with a primary focus on accomplishing capital projects and working in tandem with our property managers.

Typical capital projects include roofing/skylights, landscaping, paving, painting, lighting, HVAC, sprinklers, ADA improvements and small tenant improvements (TI's). The value of the individual projects generally ranges from $50,000 up to $1,000,000. The Assistant CPM will be part of a small team completing the annual budgeted capital work across the Rexford portfolio, throughout Southern California.

You will identify, plan, and manage capital projects ensuring that they are completed, within approved scope, timeline, and budget. Manage existing and upcoming projects – monitoring project plans, schedules, budgets, expenditures, vendor management, and monthly reporting.

Work Arrangement: You will follow a hybrid work model, offering a balanced blend of remote and in-office work.

About The Role:

  • Manage the capital project pipeline within a given region, including daily operational aspects, budget planning, scope development, project management and execution.
  • Work with consultants, vendors, and subcontractors to define and document scope(s) of work(s) and manage bid packages for capital improvement projects generally ranging between $50,000 up to $1,000,000.
  • Coordination, review, and analysis of budgets and reforecast projections.
  • Prepare annual capital budget plan for the portfolio.
  • Analysis of asset management plans to determine opportunities to add value; identify opportunities to upgrade and maximize the value of the portfolio.
  • Deliver projects on time, on budget, meeting all local compliance requirements, following Rexford brand standards, free of defects and with minimal impact to tenant experience.
  • Be a main contact and escalation for the Property Management team on all ongoing and planned capital improvements projects.
  • Provide job status reports promptly and in the agreed upon format.
  • Review, code, and submit invoices for payment processing. Ensure costs are coded correctly and are following corresponding contracts.
  • Ensure all pertinent job info is obtained and filed in the appropriate locations, including contractor insurance, contracts, invoices, drawings, notices, and warranties.
  • Review and maintain contractor insurance files and solicit updates before payment.
  • Interface and develop working relationships with vendors, contractors, and various public agencies.
  • Draft and edit all relevant job cost project information, process for signatures, and enter all contracts and change orders for capital improvements projects into Rexford's construction accounting software (Yardi Elevate).
  • Provide support to the Property Management teams with onsite improvements projects.

Experience/Qualifications:

  • Experience within industrial, warehouse buildings, retail, office interior construction.
  • 5-7 years of experience in project / construction management managing capital projects for a landlord.
  • Construction accounting experience in Yardi accounting software.
  • Broad knowledge of mechanical/electrical/fire life safety engineering and building fabric, infrastructure, and coordination strategy.
  • Team player with the ability to excel in a dynamic organization.
  • Record of creating new processes and efficiencies.
  • Experience with budget development and management, with sound financial acumen.
  • Proficient knowledge of the Microsoft Office Suite (e.g., Excel (can maintain complex spreadsheets), PowerPoint, Word, Outlook).

Compensation

Rexford Industrial's total reward plan includes a premier benefits package, bonus eligibility, and long-term stock incentives. The expected hourly rate range for this role is $30.28 to $39.90 (annualized equivalent of $63,000 to $83,000), with a 10% discretionary annual bonus target and stock grant eligibility. * The actual base salary and total compensation offered depend on a variety of factors, which include, without limitation, the qualifications of the individual applicant for the position, years of relevant experience, specific and unique skills, level of education attained, certifications or other professional licenses held, and the location where the job will be performed. The final base salary and total compensation will be described in any offer letter.
