SUMMARY:

Reporting to the Associate Director of Facilities Operations, the Manager of Mechanical, Electrical, and Plumbing (MEP) assists with the operation and maintenance of mechanical, electrical, and plumbing services on campus, coordinating with new construction and solving problems that interfere with the educational mission of the University. This position ensures consistent and fair administration of University policies.

RESPONSIBILITIES:

Leadership

Manages the activities of the (MEP) staff including direct supervision of the HVAC Supervisor, Electrical Supervisor, Mechanical Services Supervisor, and Steam Plant Supervisor, yearly evaluation of staff performance and assignment of tasks. Activities include:

  • Administers department policies and procedures in a consistent and fair manner including managing all hiring, training, scheduling, payroll, and performance development of all MEP Services employees.
  • Assists in developing strategies to accomplish the department’s mission of maintaining reliable mechanical, electrical, and plumbing systems to include implementation of a formal preventative maintenance program.
  • Inspects the installations performed by the mechanical, electrical, plumbing, and site utility trades for Capital Projects for quality assurance and troubleshoots any issues that arise.
  • Motivates and evaluates shops to hold MEP teams accountable to achieve peak productivity and performance.
  • Assists in performing logistical decision-making for day-to-day operations, including emergencies.

Project Management

Assists in managing mechanical, electrical, plumbing maintenance projects. Activities include:

  • Coordinates project work to ensure project scope details with accurate estimates, project schedules, and budgets.
  • Oversees project work to ensure the minimization of overall campus disruptions and that proper safety procedures are executed that allows for a successful project closeout.
  • Ensures changes to the scopes of work follow the Universities policies and procedures in accordance with the contract.
  • Interacts with code officials when necessary as it pertains to code requirements.
  • Prepares punch lists and manages the contract closeout.

Responsible for all other duties as assigned.

Participates in the University Facilities programs such as “Building Ownership Program” and “Facilities Inspection Team.”

WORKING CONDITIONS/PHYSICAL EFFORT:

  • Requires the employee to work both in the office and on construction job sites where the environment will be dirty, noisy and subject to extreme heat and cold. Physical effort will range from sitting at a desk typing to climbing ladders, stooping or crawling under equipment and lifting up to 50 pounds.
  • All Facilities employees are expected to comply with safety standards and demonstrate safe work habits

QUALIFICATIONS:

This position requires knowledge of mechanical and electrical engineering practices for buildings. It also requires general knowledge of how buildings are built and the sequencing of the various trades during construction. A working knowledge of the building code and various forms/contracts used by architects/contractors is also required. Specific skills and abilities include:

  • Required knowledge and understanding of engineering principles, methods, and techniques within broad area of specialty.
  • Required knowledge and understanding of all relevant federal and state laws, regulations, and operating guidelines.
  • Required strong interpersonal and communication skills and the ability to work effectively with a wide range of constituencies in a diverse community.
  • Required ability to provide technical leadership and project management to engineering projects of high complexity and broad ranging scope.
  • Preferred ability to manage and coordinate the work of technical consultants and/or contractors.
  • Preferred ability to develop and manage project budgets, and to track and project costs using computer spreadsheet techniques.
  • Preferred knowledge and understanding of allied disciplines and ability to coordinate interdisciplinary teams.
  • Required ability to supervise and train employees, to include organizing, prioritizing, and scheduling work assignments.
  • Desired competency in using Excel, Word, and Project.
  • Preferred ability to effectively organize and manage contractors. 
  • Required: Must have a valid Driver's License and be able to produce a driving record with a minimum of 3 years of driving history in good standing

EDUCATION & EXPERIENCE:

  • College degree preferred or combination of education and demonstrated relevant experience in field.
  • Must be certified as a Journeyman electrician or HVAC technician with at least three years’ experience in a supervisory role and demonstrated experience in all mechanical disciplines.
  • Combination of experience and education will be considered.

WORK HOURS:

  • Full-time, exempt position
  • Monday – Friday, 7:30 a.m. - 4:00 p.m.; 7.75 hrs./day; 38.75 hrs./week 
  • All Facilities employees are designated as essential personnel. All Facilities managers will exhibit the willingness to be available to the University in time and presence to ensure proper operation and management of plant activities.

SALARY STRUCTURE:

Pay Grade 8 (Hiring Range $64,210.00 to $85,072.00 annually)
