The Director, Leasing is responsible for providing support in leadership, direction and oversight of the operations for the Leasing Department of an assigned region by ensuring all marketing, screening and leasing processes are completed timely (meeting weekly Service Level Agreements) and in compliance with all local, state and federal laws, as well as all company policies and procedures.

This is a full-time position (Tues- Sat) 9-6 - remote for now however will be back in office full time soon. Frequent evening and weekend work may be required as job duties demand. Minimal travel is required. The Director will report to the VP of Leasing, Renewals and Marketing and supervise a team of leasing agents

Managing the assigned core team is critical to success for this position. The RLD must be able to manage people and process at a high level. 

Functions:

  • Monitor and convey weekly Service Level Agreements for branch leasing teams and ensure each goal is met by assisting with management of applicants, leads and prospects reporting; as well as monitoring leasing agents sales tactics and efficiency
  • Ensure all Leasing Department employees are knowledgeable of and in compliance with company procedures, referred to as ‘Branch Best Practices’ (which includes all local, state and federal laws), by sufficiently training all staff and by the use of corporate reporting and audits
  • Provide training to leasing teams relating to job specific duties, MSR policy and software
  • Attend and participate in all branch leasing calls within assigned region, coach Leasing Managers/Agents as needed to prepare for calls and how to effectively communicate needs to Asset Management
  • Provide weekly summaries to the VP of Leasing for open projects, regional performance, team performance and inventory management
  • Travel to markets to support and perform leasing specialist, leasing agent and leasing manager job duties when visiting a branch and/or providing coverage for an associate. (See appendices).
  • Understand macro and micro market data for assigned regions
  • Ability to execute operations based on analyzing required reporting data
  • Perform spot audits of branch leasing inboxes to ensure prospecting is occurring per MSR expectation
  • OWN the Revenue drivers of Leasing – sales pipeline performance, inventory management and leasing process to exceed assigned KPI’s
  • Follow up on Leasing Documentation Requests (LDR) by branch for completion and include progress updates to the VP of Leasing

Qualifications:

  • Required Licensed Real Estate Agent for a minimum of 2-4 years
  • Bachelor’s degree preferred or a minimum of 2-4 years with sales/marketing experience in the Property Management industry
  • Required 10+ years-experience effective management of Sales teams and driving results
  • Proven ability to manage and coach a team and drive company metrics
  • Must have a current and valid driver's license
  • Management experience within the leasing field with a minimum of 5-6 direct reports
  • Possesses excellent communication and people skills
  • Ability to create, maintain and convey data of applicant, prospect and leasing reports to staff, as well as effectively communicate goals and expected outcomes
  • Highly proficient with Microsoft Office, including Outlook, Excel and Word; as well as prospect and resident management systems
  • Must be able to multi-task in a fast-paced work environment, be a critical thinker and communicate vision to staff
  • If working remotely, RLD’s are expected to provide the same level of support and accessibility as when visiting branches
