Job Description:

Oversight day to day management, operation, and maintenance of the critical and non-critical Facility Infrastructure for the client Data Center Facility.

What you will do as Critical Facility Manager:

  • Manage the Critical Facility Systems Maintenance Program
  • Mange the repairs and corrective maintenance to Critical Facility Systems in accordance with the Program. All such repairs and corrective maintenance will be subject to the Customer’s prior authorization.
  • Develop a complete understanding and working knowledge of all infrastructure system operations at the Facility.
  • During On-Site Staff shifts; schedule, coordinate and oversee all maintenance vendors during maintenance and break/fix events to ensure personnel safety, protect the Facility's, critical equipment, and maintain power to the critical load.
  • Ensure that all activities are performed in conformance with all applicable safety rules, guidelines, and procedures.
  • Ensure that Lockout and tag-out procedures are adhered to for equipment that produces hazardous energy.
  • Ensure that the critical environment is restored to its,” prior-to-maintenance appearance by ensuring that all tools, equipment, and debris generated by maintenance activities are removed.
  • Recommend proper power management by verifying balanced loads on equipment.
  • Create vendor field service reports and generate field service reports describing all activities (preventive maintenance, repairs, etc.) performed at the Facility.
  • Develop reliability reports to assist in identifying areas of concern that could develop into future problems.
  • Conduct meeting with Customer on schedule to review upcoming events, as well as the status of open work and other items.
  • Perform other services determined necessary to maintain and operate all mission critical related infrastructure in a proper manner.

Requirements:

  • BS Degree or related industry experience
  • 3+ years of Data Center work experience supporting 20,000sq.ft. or more
  • 5 years + experience as a Facilities Manager
  • Able to be on-call 24/7
  • Knowledge and understanding of Generators / UPS Systems, Air Conditioning Units as well as Power, Fire and EPO Security Systems
  • Strong written and verbal communication skills
  • Strong documentation skills
  • Prior experience creating and enhancing process and procedures e.g., SOP’s, MOP’s, EOP’s.
  • Experience creating escalation procedures.

Additional Experience and Requirements:

Service Provider and Contractor Management:

The ability to work directly with and manage outside Service Providers and Contractors for routine Preventive Maintenance Service and Repairs and for the installation of new Equipment, as required to support the Client Data Center. Receive and evaluate Service Provider and Contractor quotes to ensure that they are complete and accurate. This includes the knowledge and ability to identify the required Preventive Maintenance Services and Repairs, or new equipment required to keep the Critical Data Center Facility operating at peak performance. The ability to organize and retain Service Provider Records and Reports. The knowledge and ability to effectively communicate questions and concerns. The ability to create, maintain and publish a Preventive Maintenance Scheduled for the Client Data Center.

Data Center Equipment Knowledge:

In depth knowledge of Data Center Power and Mechanical infrastructure, including special systems such as Pre-Action and Clean Agent Fire Systems, Building Automation/Management Systems and Access Controls Systems. The ability to read and comprehend Mechanical, Electrical and Fire Systems drawings and schematics. The ability to read an Electrical One-Line Drawing and identify critical infrastructure components and redundancies. Excellent Mechanical and Electrical troubleshooting skills and the ability to use basic tools and equipment for minor troubleshooting and repairs.

Electrical Infrastructure:

  • Knowledge of Data Center and Building Power Systems. Knowledge of redundant Utility Services and Operation. Knowledge of Standby Generator Power Systems and Operation. Knowledge of the operation and configuration of Automated Critical Power Switching Systems (Paralleling Switchgear, ATS and STS Units), Knowledge and understanding of the operation of Manual Kirk Key Systems.
  • Knowledge of UPS Power Systems in a Single and Multi-Module system configuration including UPS Battery Systems, Internal Bypass and External Maintenance Bypass configuration and operations. The ability to perform basic troubleshooting on the Electrical Infrastructure based on events, remote and local alarms, utilizing deductive reasoning to recommend a course of action.
  • Knowledge of and the ability to operate Electrical Power Distribution Equipment including Utility Service Entrance Sections, Transformers, Automatic Transfer Switches, Distribution Boards, Breakers, Static Transfer Switches, PDU and PDU Power Strips, including the ability to perform basic troubleshooting and to utilize deductive reasoning to recommend a course of action.

Power Generation Systems:

General Knowledge of Diesel Generator Power Systems operation and controls, including Starter, Battery, and Battery Charging System, EBH System, Fuel and Oil Systems. The ability to perform basic troubleshooting based on events, remote and local alarms and to utilize deductive reasoning to recommend a course of action.

Mechanical Infrastructure:

Knowledge of Data Center and Building Water cooled and Air-Cooled Mechanical Systems (Chillers, CRAH, CRAC, Condensers, Fan Coils) and the ability to operate and control these systems in a redundant and standalone configuration. The ability to troubleshooting and perform simple maintenance on these systems such as changing fuses, filters, belts, and hoses.

BMS System:

The ability to utilize the existing Building Management System to monitor and control the existing Power and Mechanical infrastructure and for historical Reporting/Trending.

Change Control/Management:

The ability to evaluate a Preventive Maintenance or Repair work effort and determine the possible risk and impact to the critical Data Center Facility. The ability to translate clearly and effectively communicate that risk and impact into a Service/Change Request document for submission to the client Change Request/Management System for evaluation and approval.

MoP (Read, Evaluate, Write):

The ability to evaluate existing Method of Procedure (MoP) documents to ensure they accurately depict the proper Operation and Sequence of Events required for the Preventive Maintenance or Repair work effort they represent for the Critical Power and Mechanical Infrastructure. The ability to write new clear and concise Methods of Procedure for Preventive Maintenance Service or Repairs.

Quote Writing:

The ability to input costs into an Excel cost spreadsheet to calculate total Service or Project costs. The ability to write a detailed quote to customers that is professional in format and clear and concise in content, containing details tailored to the level of the person receiving it.

Computer Skills:

Proficiency in Microsoft Windows, Apple iOS, Office 365 (Outlook, Word, Excel) and Microsoft Project. Knowledge of Adobe PDF (create and edit). The ability to use and navigate a MS Windows or Apple iOS devices such as a Desktop or Laptop Computer is a Standalone or Server connected configuration and iPad and iPhone devices. An understanding of the Windows File System with the ability to create new directories and to manage and manipulate existing directories. The ability to search existing directories for folders and files. The ability to use MS Outlook Mail, Calendar, and Contacts to manage communications and organize work.

Communications Skills:

Must possess excellent verbal and written communication skills. Must be able to consider and adapt communications to suit different audience levels. Written communications must be professional in format, accurate in spelling and grammar and content must be clear and precise.
