Job Description:

The Associate Director of Real Estate will be reporting directly to the Vice President of Facilities and assist in overseeing Berklee’s diverse portfolio of properties. This position will be responsible for exploring and vetting any potential opportunities and also manage third party brokers. The ideal candidate must be trusted with confidential information and have the agility to execute when opportunities arise.

Essential Duties and Responsibilities: 

Portfolio Management: 

Manage all aspects of Berklee's real estate portfolio, including commercial and residential properties. Oversee, tenant relations, lease administration, and property inspections to ensure compliance with local regulations and industry standards.This position will maximize the leasing potential of the CRE portfolio by analyzing, planning, and implementing leasing strategy to attain financial and tenant mix objectives, and explore market opportunities to expand Berklee’s footprint. This will be accomplished by cultivating and maintaining strong relationships with new and existing tenants, brokers, landlords and members of the community, as well as collaborating with the rest of the Facilities team. Associate Director of Real Estate will have the unique opportunity to contribute to CRE’s acquisitions and sales strategy, helping shape the future Berklee’s Boston campus.

Lease Administration:

Negotiate and administer lease agreements, including lease renewals, rent escalations, and lease terminations. Ensure compliance with lease terms and local regulations.

Real Estate Development: 

Support the development and implementation of Berklee's real estate strategy, including property acquisitions, dispositions, and redevelopment projects.Be a proactive face of Berklee College of Music, cultivating new relationships with desirable prospective landlords and tenants to maximize occupancy across the portfolio through networking, marketing, and leasing campaigns, keeping a long-term view and the mission of Berklee front-of-mind. Provide relevant and competitive information by proactively staying informed about market trends, conditions, competitor offerings, pricing strategies, lease incentives, etc.

Reporting and Analysis: 

Prepare regular reports on property performance, including occupancy rates, financial metrics, and market trends. Utilize data and analytics to make informed decisions and recommendations for continuous improvement. Research, analyze, and make recommendations concerning prospective occupancy opportunities as well as tenants based on credit/financing impact, tenant mix, and return on investment. Prepare leasing reports, financial analyses, and forecasts to assess leasing performance and identify areas for improvement.

Stakeholder Engagement: 

Collaborate with internal stakeholders, including facilities management, finance, legal, and other departments, to support Berklee’s overall mission. 

Skills & Qualifications:

  • Bachelor's degree in Real Estate, Business Administration, Finance, or a related field. Master's degree preferred.
  • Minimum of 8 years of experience in real estate management, with a strong understanding of commercial and residential property operations.
  • Proven track record of successfully managing a diverse real estate portfolio, including experience with lease negotiations, property redevelopment, and financial analysis.
  • Strong knowledge of real estate laws, regulations, and market trends.
  • Excellent communication, negotiation, and interpersonal skills.
  • Proficiency in real estate analytics, management software and financial modeling tools.
  • Relevant industry certifications (e.g., Certified Property Manager, Real Property Administrator) are a plus.
