Job Description

Your Team

The Project Managers responsibilities will include regular and effective communication and coordination involving many project participants, activity tracking, and project-specific tasks. Primary job responsibilities will be related to the budgeting, scheduling, entitlements, plan processing, regulatory and construction permitting processes, due diligence, and feasibility analysis for residential projects throughout Northern California.

Your Key Deliverables

  • Assist Land Acquisition team with various tasks
  • Responsible for production workflow and consultant management for day-to-day operations on a per project basis
  • Negotiate, administer, and direct consultants in project planning, design, development to ensure project continuity for division
  • Prepare or assist in the development of project cash flows, Proformas, sequence sheets, and development schedules for the coordination of the marketing, sales and the construction of a project
  • Manage the product development including tracking and processing revised drawings, code updates, frame walks, etc.
  • Manage the architectural, engineering, environmental, landscape (collectively “A&E”) and construction approvals from initial design through permitting
  • Department of Real Estate processing, homeowner association formation, budget setup and maintenance
  • Serving on various homeowners association boards
  • Attending and presenting at Planning Commission, City Council Meetings, and various other city meetings to ensure approval
  • Tracking Conditions of Approval, Improvement Bonds and other clearances
  • Develop and maintain positive working relationships with regulatory authorities, other members of industry, consultants and builders
  • Meet with the land development team and public officials to discuss issues associated with the development process
  • Travel to project sites throughout Northern California
  • Strategize and coordinate with other departments to make sure that programmatic issues with respect to the development and operations are adequately addressed

Must Haves

  • 5-7 years of industry related experience in one or more or residential project management, design, development and/or commercial project management would be required
  • Strong Reasoning and Analytical Skills
  • Proficiency in the MS Office suite, particularly Excel and Microsoft Project.
  • Strong attention to detail
  • Strong writing, organizational and interpersonal skills are sought.
  • Ability to read site and building plans and specifications
  • High degree of motivation, follow through and accountability is expected.
  • Ability to prioritize tasks and work effectively alone or on teams is critical.
  • Able to work with time sensitive material and meet multiple deadlines is essential.
  • A high capacity to multi-task and respond timely to action items is a prerequisite
