Associate Construction Manager, Construction
The Associate Construction Manager manages assigned construction, warranty, and tenant improvement allowance activities that support the organization’s development and ongoing operations. This role evaluates project requirements, interprets contracts and construction documents, assesses financial and operational risks, and determines appropriate courses of action to keep projects aligned with business objectives. Working with limited day-to-day direction, the Associate Construction Manager serves as a key company representative with contractors, vendors, landlords, consultants, and internal leaders and provides recommendations that influence project scope, cost, schedule, quality, and closeout decisions.

To give you an idea of the team structure, you will work on a team with the Heartland Dental Construction Department, reporting to the Sr. Construction Project Manager.
Below is an overview of the duties and responsibilities you would take on in this role:
- Oversee the ServiceChannel warranty program for assigned projects, including assessing issues, determining responsibility, establishing resolution strategies, and holding contractors, vendors, and landlords accountable for timely completion.
- Direct the tenant improvement allowance collection and reconciliation process, evaluate supporting documentation and lease requirements, resolve discrepancies, and recommend actions needed to protect the company’s financial interests.
- Manage approximately 2 – 6 construction projects a year
- Independently manage assigned construction projects and post-construction warranty matters from planning through closeout, establishing priorities and determining the actions needed to meet scope, budget, schedule, quality, and operational objectives.
- Evaluate assigned project conditions, competing priorities, and available courses of action; exercise independent judgment to resolve issues and escalate matters that present significant financial, contractual, operational, or schedule risk.
- Analyze assigned project budgets, schedules, commitments, and performance trends; determine the cause and business impact of variances and develop corrective action plans and recommendations for leadership.
- Interpret and apply contracts, leases, work letters, construction drawings, specifications, surveys, and related documents to determine obligations, identify gaps or conflicts, and guide assigned project decisions.
- Advise Real Estate, Design, Development, Finance, Operations, and other business partners on assigned project risks, tradeoffs, requirements, and recommended actions that affect project delivery and business operations.
- Determine assigned project communication and reporting needs; present concise updates and recommendations regarding milestones, costs, risks, decisions, and recovery plans to stakeholders and leadership.
Minimum Requirements:
- Bachelor’s degree in construction management, architecture, engineering, business, or a related field and four years of progressively responsible construction, development, facilities, or project management experience; an equivalent combination of education and experience may be considered.
- 2-3 years of experience & knowledge of building construction, building design & project management methodologies.
- Project Management related software experiences.
- Ability to travel more than 10% of the time based on business and project needs.
Desirable Qualifications:
- Experience managing construction or development activities across multiple locations or a portfolio of projects.
- Experience interpreting lease provisions and administering tenant improvement allowances, warranty obligations, or financial reconciliations.
- Demonstrated ability to evaluate complex issues, make recommendations, influence stakeholders, and drive resolution without direct authority.
- Past facilities experience is desirable.
