Job Title: Construction Project Manager
Job Description
This role leads commercial construction projects from initial bid through final completion for a general contractor with projects across the country. The Construction Project Manager oversees all phases of the project lifecycle, partnering closely with estimating, design teams, subcontractors, and clients to deliver high-quality projects on time and within budget. This position offers the opportunity to manage a diverse portfolio of ground-up and tenant improvement projects, including retail and healthcare facilities, while contributing to the continued growth of a well-established construction organization.
Responsibilities
- Lead construction projects from cradle to grave, managing all phases from bid development through project closeout and final walk-through.
- Collaborate with the estimating team to develop competitive and accurate bids, providing project insights, constructability feedback, and schedule considerations.
- Develop and maintain strong relationships with clients, subcontractors, designers, and architects to support current projects and identify opportunities for future business.
- Oversee all pre-construction activities, including coordinating design development, managing design changes, and organizing pre-construction meetings.
- Manage and process change orders, ensuring all scope changes are documented, priced, approved, and incorporated into project schedules and budgets.
- Create, maintain, and adjust project schedules, ensuring that all milestones and deadlines are clearly communicated and met.
- Provide active project management throughout construction, monitoring progress, resolving issues, and ensuring alignment with project scope, budget, and quality standards.
- Identify and implement cost-saving opportunities without compromising safety, quality, or project objectives.
- Lead weekly meetings with clients, internal teams, and subcontractors to review project status, address challenges, and coordinate upcoming work.
- Ensure that all project documentation, including contracts, schedules, change orders, and reports, is accurate, up to date, and properly organized.
- Coordinate with field superintendents to support daily site activities, resource allocation, and adherence to project plans and timelines.
- Work closely with owners and architects at project completion to address and resolve punch list items, conduct walk-throughs, and ensure all closeout requirements are met.
- Manage multiple projects simultaneously, balancing priorities and resources across a range of project sizes and types.
- Collaborate with internal support teams, including bid coordinators, estimators, assistant project managers, and project coordinators, to ensure cohesive project delivery.
- Support the organization’s growth by contributing to client satisfaction, repeat business, and expansion of the client base.
Essential Skills
- At least 4 years of experience as a Project Manager in commercial construction.
- At least 3 years of experience managing ground-up or tenant improvement construction projects.
- Proven experience managing projects from bid through completion, including pre-construction, construction, and closeout phases.
- Strong construction management skills, including scope control, budget oversight, and schedule management.
- Hands-on experience with change order management, including pricing, documentation, and approvals.
- Experience collaborating with estimating teams to develop bids and project proposals.
- Demonstrated ability to manage and adjust project schedules to meet milestones and client expectations.
- Experience working on commercial construction projects such as retail spaces, coffee shops, clinics, or similar facilities.
- Ability to lead and facilitate weekly project meetings with clients, internal teams, and subcontractors.
- Strong relationship-building skills with clients, subcontractors, designers, and architects.
- Ability to oversee multiple projects at once while maintaining quality, schedule, and budget.
- Excellent communication, coordination, and organizational skills.
Additional Skills & Qualifications
- Experience managing a wide variety of project sizes, from small tenant improvements such as coffee shops to larger facilities such as clinics.
- Experience in retail construction projects with diverse scopes and sizes.
- Experience working closely with owners and architects on punch lists, walk-throughs, and project closeout.
- Comfort working within a structured project team that includes multiple project managers, assistant project managers, coordinators, estimators, and superintendents.
- Interest in contributing to a growing organization that is expanding its client base and project portfolio.
- Ability to adapt to changing project demands and support a range of clients and project types.
Work Environment
The office is located in Lake Elmo, and the role is based on-site in the office full time, so candidates should be comfortable with a regular commute to this location, particularly from the east side of the metro area. The project manager works on multiple clients and projects concurrently, with assignments varying based on workload and business needs. The team environment includes a Director of Construction, a group of nine project managers and assistant project managers, a project coordinator, four bid coordinators, and two estimators, along with a field team of approximately twenty-one superintendents working locally and on traveling assignments. The organization has a long-standing presence in the industry and is in a growth phase, supported by leadership with strong construction experience, creating an environment focused on professional development, collaboration, and exposure to a broad mix of project types

This is a Contract to Hire position based out of Minneapolis, MN.
Pay and Benefits
The pay range for this position is $38.00 - $58.00/hr.
