Position Summary & Responsibilities:
Position Summary: Operates and maintains building HVAC equipment. Performs preventive maintenance by replacing parts on air handlers, blower coils, fan coils, unit ventilators, and VAV's. Replace oil bearings, filters, and belts, and makes adjustment as needed. Determines environmental needs with regard to heating, cooling, humidity, and air flow by monitoring control centers and making system changes. Performs penetrative maintenance on mechanical equipment by replacing/repairing motors, valves, bearings, flow control devices and dampers.
Stationary Steam and Hot Water Boiler, Chiller and Cooling Tower: Monitors building system equipment by maintaining water level, steam pressure, checks controls and pumps to assure chemical and pressure levels, and safety equipment are within tolerances. Monitors steam trap operations and rebuilds as necessary. Checks lines and valves for leaks; maintains boiler and chiller logs, keeps record and checklists on chemical and water treatment on a daily basis during each season. Prepares boiler and chiller for inspection, draining/opening/closing of units, and cleaning of accumulates.
Ability to cut and thread pipe, repair leaks on water, drain, steam and gas lines, solder copper pipe and fittings, replace seals and gaskets, rebuild flush valves, shower valves and sink fixtures, clean out stoppages on sinks, toilets, floor drains and traps using sewer snakes and water jet machines, and perform annual backflow prevention testing, repairs, and certification as per local code requirements.
Replace fuses, fluorescent lamps, ballasts, switches, receptacles, heating elements, and motors. Basic troubleshooting with volt/ohm meter.
Door maintenance repair including installation and adjustment of doors, hinges, closures, glass; building shelves, frames, and racks for equipment. Drywall installation and repairs, plaster repairs, and painting. Installation and repair of floor and wall tile. Masonry repair, repair/replace concrete walkways and stairs. Handrail installation and repair. Asphalt repair on driveways and parking lots, and painting parking stalls and curbs.
Maintains locking systems, mechanical locks, sets/re-sets lock cylinders as well as installs new locks; repairs/ maintains existing locks; establishes key patterns, replaces lock systems as well as re-pins locking system; cuts new keys when required, and maintains logbook on keys assigned for permanent and temporary usage.
Duties as assigned, but not limited to, mowing, weed eating, tree pruning, snow and ice removal. Housekeeping duties such as waxing, mopping, sweeping, and trash removal. Makes rounds of facility at pre-assigned intervals, observing and adjusting equipment as needed. Performs maintenance and repairs on department lawn equipment, saws, mowers, trimmers, tractors, blowers, loader, blades, trucks, and snow removal equipment. Any other reasonable task so assigned by supervisor.

Qualifications:
Education: High School Diploma or GED equivalent.
Licensing & Certification: Valid Driver’s License.
Minimum Requirements: Five years of experience in the mechanical or building trades. Education may be substituted for experience.
Preferred Qualifications: 5 years relevant experience in building trades and/or facility maintenance.
Post-Offer, Pre-employment Requirements: Must submit to and pass a thorough background investigation. Ability to frequently lift and carry a minimum of 50 lbs., stand, stoop, push, pull, bend, move, and crawl in confined spaces, stretch, twist, or reach with body, arms and/or legs, drive a vehicle, and climb ladders.
