Position Summary & Responsibilities:

  • Incumbent will perform and oversee general maintenance and repairs to facilities under the control of 184IW CES in the following categories (but not limited to these categories): Rough carpentry, limited finish carpentry, wall system construction/repair including gypsum wallboard taping and finishing, architectural hardware installation/repair (lockers, door closers, doors, door locks and keyset), grounds maintenance/tree and shrubbery care, window and glass replacement, concrete placement/finishing, Performs systems troubleshooting throughout the base as requested by the customers or as identified by the facilities maintenance staff. Incumbents will fabricate and install facilities signage as required. Incumbent will repair and/or replace facility components in a timely, cost effective, and safe manner. This involves accurately detecting problems, planning repairs in the most efficient manner, making a readable and complete bill of materials, performing repairs and installations as intended in a safe and workman like manner, and insuring the work site is left free of debris and all tools and equipment are put away; the ability to move objects weighing 80 pounds and the ability to safely work at heights up to 100 feet. Requires diagnostic and repair skills with facility structural components, concrete placement, and possession of a valid driver's license, working inside and outside during regular working hours. Incumbent performs layout of new walls systems, door frames, other structural components, suspended ceiling system installation and adjustment, flooring installation and adjustment, other related structural work needed to effect facility floor space alteration. Incumbent must be able to read and interpret construction plans and specifications. Reviewed annually by supervisor.
  • Incumbent performs and oversees preventative maintenance tasks as assigned by the Civil Engineering Production/Work Control section via the IEMS PM WO system. This involves roof inspections, wire rope cable inspection, checking hoists and cranes, portable and fixed ladders, fences and fence gates, barrier arms, post storm and wind damage assessments, preventive maintenance on all ground’s equipment and other CE equipment. Involves successful interpretation of equipment manuals, working knowledge of facility systems, and the knowledge of what indicators to check for to protect public safety, predict pending failure or need to perform further maintenance. Incumbent will assist with the building and maintaining of an effective PM program by periodically reviewing IEMS Masses for equipment and facilities. Incumbent is the supervisor of the Snow Removal Team and when directed by the Base Facility Manager will coordinate snow removal personnel scheduling and tasking, readiness of snow removal equipment, and attendance of required meetings with 22ARW CE concerning snow removal per the current MOA. Reviewed annually by supervisor.
  • Meets with Civil Engineering customers on a routine basis when responding to work requests. Incumbent is expected to appropriately represent his organization to the customer. They require the projection of a professional and cooperative image, the ability to develop effective working relationships with a variety of people both internal and external to the base; the ability to communicate in a clear and understandable manner in person, by phone or computer. The incumbent must present a positive image to the customer that excludes negative remarks about fellow employees, customers, etc. Reviewed annually by supervisor.
  • RELATED: Performs other related duties as assigned to assist Civil Engineering work accomplishment. The incumbent is part of a Civil Engineer facility maintenance team. He/she may be required to assist in all areas of facility maintenance within his/her skill range. No special, highly refined skills are required in these areas, however a proactive, flexible attitude toward working outside the incumbent's specialty area to achieve team goals is essential.
  • Includes duties such as grounds trash pick-up, grounds maintenance including mowing, seeding, removing weeds from landscape beds, planting and maintaining trees and shrubs, snow and ice removal, including use of removal equipment, cleaning trucks and equipment, painting and marking equipment, assisting with base supply in material and equipment pick-up and delivery, roadway maintenance, use of computers to read e-mail communication, use the Civil Engineering Work Control computer tracking system. Reviewed annually by supervisor.
  • TOOLS, EQUIPMENT AND SUPPLIES: Maintains accountability and usability of all assigned shop equipment, shop stock, and tools to ensure that equipment/tools/supplies are in usable condition and are available when needed. This is done by assessing the condition of the equipment and supplies and determining minimum stock levels of frequently used items. Reviewed annually by supervisor.
  • CONTINUOUS IMPROVEMENT: The incumbent belongs to a Civil Engineer facility team with team goals. The incumbent will proactively and continuously find ways to improve work efficiency and present them in team meetings or other appropriate venues by offering suggestions or related obvious inefficiencies that may or may not have obvious solutions. It is the philosophy of Base Civil Engineering that individual employees are empowered to effect improvements in work /team efficiency.
  • ENGINEERING ASSISTANCE: On occasion, incumbents will work with the Base Civil Engineering section to review construction plans, specifications, and material submittals, tour project sites, and inspect construction sites for code/specification compliance.

Qualifications

  • Education: HS Diploma

Special knowledge skills, and abilities:

  • 5 years' experience with facility maintenance repair

Special Qualifications:

  • Physical ability to lift and move objects weighing up to 80 pounds is required. Physical and mental ability to pass a military driver's test is required. Physical and mental ability to work at heights up to 100 ft is required. May be required to return to work or work additional hours on occasion, overtime (FLSA as defined by K.A.R. 1-5-25 applies).

Post-Offer, Pre-employment Requirements:

  • Must be able to acquire a line badge through a favorable report from National Agency check and a KBI background investigation report and must have a driving license.
