Job Description
Responsible for the operation and maintenance of direct digital control (DDC) and building automation systems (BAS) equipment. Troubleshoots and repairs, on site and remotely, DDC and BAS systems.
Responsibilities
EXAMPLES OF DUTIES:
- Oversees and performs the operation and maintenance of various direct digital control (DDC) and building automation systems (BAS). Provides advice, guidance, assistance, and training to Building Automation Systems Technicians and others.
- Troubleshoots and repairs, on site and remotely, DDC and BAS systems including hardware and software. Performs programming using various software packages to maintain and improve system operation.
- Responds to service calls from schools and those generated by BAS and DDC systems. Restores the operation of heating ventilation and air conditioning (HVAC) systems.
- Identifies energy savings opportunities that can be achieved through repairs or changes of sequence in the building automation system software.
- Assists in commissioning new systems and coordinates checkout and warranty calls by installation contractors. Identifies system deficiencies in new BAS and DDC installations.
- Coordinates with other trades including plumbing and electrical to resolve repair issues. Coordinates with the environmental group to make HVAC-related repairs that may contribute to indoor air quality problems.
- Initiates service calls. Escalates service calls as required when the operation of HVAC systems cannot be restored in a timely manner. Coordinates the efforts of building automation technicians and building automation systems operators.
- Assist the senior operations supervisor in coordinating the scheduling of HVAC equipment controlled by BAS systems both at schools and remotely through operator workstations.
- Records and maintains accurate records of work performed, time and materials used. Uses budgeted funds to order parts and request service from BAS and DDC systems service companies as needed. Maintains supplies, materials and equipment inventory for maintenance of BAS and DDC systems.
- Assists the field representative or senior operations supervisor with coordinating the production of service reports and the purchase of materials.
- Communicates appropriately and frequently with faculty, school administrators, supervisor/manager(s) and other employees.
- Performs other duties as assigned.
Qualifications
MINIMUM QUALIFICATIONS
Education, Training, and Experience:
- Possession of a high school diploma or an appropriate equivalent. Four years of experience in the operation and maintenance of HVAC equipment with building automation and/or direct digital control systems. Experience in at least one of the following:Siemens, Johnson, Honeywell, Tridium, and/or Pritchard. Multiple systems experience is preferred.
Licenses and Certifications:
- Possession of a valid class C Maryland driver's license or an equivalent is required.
- Possession of a Baltimore County Electrician's License � Restricted (Low Voltage) or an equivalent preferred.
- Required licensure must be maintained throughout employment within this classification.
Knowledge, Skills, and Abilities:
- Knowledge of heating, ventilation, and air conditioning (HVAC) systems. Knowledge of direct digital control (DDC) and building automation systems (BAS). Working knowledge of personal computers, software, and work order systems.
- Skill in the operation, repair, programming, and maintenance of HVAC, BAS, and/or DDC systems. Skill in the operation of personal computers and software.
- Ability to learn Baltimore County Public School system safety, procedural and policy guidelines, and applicable government regulations. Ability to lead, oversees, and coordinates the operation and maintenance of direct digital control (DDC) and building automation systems. Ability to train others to operate, program, and repair HVAC equipment with building automation systems and direct digital control systems. Ability to communicate effectively.
PHYSICAL AND ENVIRONMENTAL CONDITIONS:
- The work of this class entails heavy physical labor including frequent walking, standing, kneeling, reaching, bending, digging, lifting, and carrying objects of moderate to heavy weight, ascending/descending ladders, scaffolds, stairs and the use of tools and equipment.
- Works in confined spaces in proximity to loud machinery, frequently requires accessing and positioning oneself to reach limited access spaces including but not limited to crawl spaces, roofs, trenches, pits, manholes, attics, and tunnels.
- Recognizes exposure to live circuits and/or operating machinery in adverse weather conditions and travel to sites throughout Baltimore County.
Salary: Pay rates range from $27.81 - $41.96 per hour.
Grade: 10/American Federation of State, County and Municipal Employees (AFSCME) pay scale.
