The Director, Project Development & Real Estate is responsible for overseeing all real estate and project development functions, including site selection, acquisition, leasing, facility planning, budgeting, and development. This role will ensure Valley Health locations meet operational, regulatory, and clinical requirements while supporting growth initiatives. The Director will work cross-functionally with other departments to align real estate and project strategies with Valley Health’s strategic objectives to expand and/or improve access to treatment. They will create alternative financing and ownership options to meet the needs of each situation; to possibly include funding solutions and alternate investment structures.

Education
Bachelor’s Degree in Real Estate, Business, Finance, Urban Planning, or related field is required.
Master’s degree is preferred.
Experience
Minimum of 10 years of experience in healthcare real estate development, or real estate development is required.
Certifications
Current Virginia Real Estate Agent License is required.
Current Driver’s License is required.
Qualifications
Must have experience in real estate finance, specifically, proformas, financing, and equity investments models.
Must have experience in healthcare real estate development or commercial real estate development.
Real estate structuring, deal terms.
Contract and deal negotiations.
Syndication and JV development.
Healthcare planning, design and construction for clinical and ambulatory projects.
Working knowledge of project budgets & control.
Strong knowledge of zoning, licensing, and design standards for healthcare or behavioral health facilities.
Proven ability to lead site acquisition and development in sensitive or regulated environments.
Ability to facilitate change and build consensus.
Ability to communicate effectively and with excellent people skills.
Excellent writing and presentation skills.
Excellent communication skills including resolving conflict.
Able to work well with others and in a team environment.
Able to set goals and achieve them.
Self-starter who can work independently.
Knowledge of healthcare industry market trends.
Knowledge of real estate terminology & processes.
Can determine priority decision-making criteria.
Problem-solver that can sort through complex issues and conduct comparative analysis of multiple solutions.
Quick learning and logical thinking abilities.
