Job Description

The Director, Project Development & Real Estate is responsible for overseeing all real estate and project development functions, including site selection, acquisition, leasing, facility planning, budgeting, and development. This role will ensure Valley Health locations meet operational, regulatory, and clinical requirements while supporting growth initiatives. The Director will work cross-functionally with other departments to align real estate and project strategies with Valley Health’s strategic objectives to expand and/or improve access to treatment. They will create alternative financing and ownership options to meet the needs of each situation; to possibly include funding solutions and alternate investment structures.

Strategy & Expansion

  • Develop Request for Proposal, Proformas, and complete Financial Analysis for all development activity.
  • Design and execute a real estate strategy aligned with the company’s growth plans, market demand, and community needs.
  • Lead site selection and due diligence processes for new treatment centers, outpatient clinics, and administrative facilities.
  • Conduct market analysis to identify opportunities in underserved areas or highly needed regions.
  • Support and participate in a process to continually improve organizational effectiveness using self-assessment performance evaluation criteria.
  • Assist in the development and implementation of the Real Estate and Development annual fiscal year’s goals.
  • Develop and manage a process to track all real estate and project initiatives.

Real Estate Development & Facilities

  • Oversee leasing, purchasing, design, and development activities for new sites and renovations.
  • Ensure facilities are designed to promote healing, privacy, meet regulatory and ADA compliance, and are consistent with VHS design standards.
  • Partner with design and construction vendors who healthcare spaces.
  • Deal structuring, financing and alternative financing strategies.
  • Capital sourcing and the development of an appropriate capital plan for each development.

Portfolio Management

  • Manage a regional real estate portfolio, ensuring operational efficiency and cost-effectiveness (accounting and financial oversight).
  • Negotiate and manage leases, renewals, and landlord relationships.
  • Oversee property compliance with zoning, licensing, and healthcare-specific regulatory requirements.
  • Support and maintain development project data within the technology infrastructure for the Facilities Management Team, which includes operational technology, databases, dashboards, project status updates, data management, and reporting structures.

Stakeholder Collaboration

  • Partner with other departments to ensure all real estate activity supports safe, legal, and ethical treatment delivery.
  • Collaborate with community leaders and local officials to address concerns and build trust when opening new facilities / locations of service.
  • Collaborate with the Director, Construction Services to ensure execution of all construction projects / activities.

Risk & Compliance

  • Evaluate real estate risks including legal, financial, environmental, and reputational.
  • Coordinate responsibilities of supporting departments and resources to ensure all real estate portfolio facilities comply with federal, state, and local healthcare regulations.
  • Collaborate with Legal to create all necessary legal documents to support the development efforts, ground leases, leases, public approvals, financing documents, and contracts.

Education

Bachelor’s Degree in Real Estate, Business, Finance, Urban Planning, or related field is required.

Master’s degree is preferred.

Experience

Minimum of 10 years of experience in healthcare real estate development, or real estate development is required.

Certifications

Current Virginia Real Estate Agent License is required.

Current Driver’s License is required.

Qualifications

Must have experience in real estate finance, specifically, proformas, financing, and equity investments models.

Must have experience in healthcare real estate development or commercial real estate development.

Real estate structuring, deal terms.

Contract and deal negotiations.

Syndication and JV development.

Healthcare planning, design and construction for clinical and ambulatory projects.

Working knowledge of project budgets & control.

Strong knowledge of zoning, licensing, and design standards for healthcare or behavioral health facilities.

Proven ability to lead site acquisition and development in sensitive or regulated environments.

Ability to facilitate change and build consensus.

Ability to communicate effectively and with excellent people skills.

Excellent writing and presentation skills.

Excellent communication skills including resolving conflict.

Able to work well with others and in a team environment.

Able to set goals and achieve them.

Self-starter who can work independently.

Knowledge of healthcare industry market trends.

Knowledge of real estate terminology & processes.
