JOB SUMMARY:

Supervises, plans and schedules all work through in-house or contract labor to improve workforce productivity and work quality by anticipating and eliminating potential delays through planning and coordination of manpower, materials, and equipment access. Estimate material & labor requirements, procures materials, equipment, and schedules access and/or outages as needed. Communication and Customer Service is a top priority. Perform other duties as assigned.

JOB DUTIES:

60% - Essential - Planning and Scheduling

Screens work orders, ensuring work requires planning and scheduling. Performs detailed job planning. Determine work steps, required trades and crafts, crew size and task dependencies to arrive at man-hour and material estimates. Reserves stock materials or orders within State procurement laws and regulations. Specifies, reserves specialty tools and equipment as necessary. Creates detailed work orders with required labor, materials, work plan, safety considerations, tools and permits. Routes high priority or urgent work orders directly to appropriate shop in absence of Manager. Schedules work to manage backlog and meet established due dates. Provide permits when needed.

20% - Essential - Communication and Coordination

Communicates with customers in advance and frequently on work status including delays, any variances of previous approved and/or planned schedule, outages, etc. Holds weekly meetings with trades personnel, Trades Manager, if required, to discuss status of existing work, long lead items, upcoming work, unplanned, requiring design/engineering, awaiting material, labor, access, and awaiting speciality equipment or tools. Determines level of compliance with current schedule then publishes schedule for following week. Coordinates and contracts work outside of Facilities upto $10K and above. Schedules required inspections with Building code Official/Fire Marshal.

15% - Essential - Customer Service

Provide excellent customer service by communicating often on small and large projects, work orders, outages, inconveniences, construction and maintenance, etc. Communicate to customer, budgets if charge-back/non-charge back, schedules,and issues. Follow up at end of project to ensure customer satisfaction.

5% - Essential - Job Site Preparation

Supervises trades personnel. Visit job site to clarify requests, take measurements, prepare sketches or take photos and determine existing conditions and factors affecting work execution. Meets with project manager, BSC and/or customer as needed. Coordinates access to equipment or space and schedules outages as affected utilities as needed within a minimum of a 72 hours notice.

Safety

Maintains a safe, clean work area and a safety critical attitude such that there is no threat to the safety or health of the employee or others. Complies with all applicable OSHA safety mandates and enforcement of Clemson's LOTO policy. Adheres to all EPA/DHEC rules and manages the MSDS program. Personnel Functions Management. Interviews.

MINIMUM REQUIREMENTS:

Education - High School Diploma or Equivalent and professional experience in formal training or trade experience that is directly related to the area of employment.

Licenses - Drivers License Class D normal

PREFERRED REQUIREMENTS:

Education - Associate's Degree - Business Management, Business Administration, Construction Science, Electrical, Plumbing.

Work Experience 3+ years in General Construction Trades such as HVAC, plumbing, electrical, concrete, carpentry, painting, etc; Journeyman or Master level in Electrical, Plumbing, Facilities Management.

WORK SCHEDULE:

Monday - Friday, 8:00am - 4:00pm, occasional weekends and subject to call backs. Standard Hours: 40

COMPENSATION INFORMATION

Anticipated Salary Range: ($ 55,000.00 - $ 60,000.00)

Salary is dependent upon several factors including, but not limited to, a candidate's previous experience, knowledge, skills and performance in accordance with Clemson's compensation guidelines.

ESSENTIAL PERSONNEL LEVEL

Essential Level 2 employee

Required to maintain/resume essential support functions, deliver direct care services, and/or provide recovery support before normal operations resume. Some positions in this category may be required to work remotely or be on-call.
