Job Summary:

Responsible for management and operations of all mechanical equipment at our property.

Supervisory Responsibilities:

Will work in conjunction with the Facilities Supervisors for the training and development of Facilities Team Members. 

Duties/Responsibilities:

  • Maintaining a safe, clean, hazard-free workplace at all times.
  • Cooperating and communicating with fellow team members in all departments and always striving for mutual respect and a feeling of camaraderie.
  • Accepting direction from leadership.
  • Reporting for work on time and by showing flexibility to work holidays, overtime, and/or changing hours or days off.
  • Knowing, understanding and complying with established Company and departmental policies and procedures.
  • Informing leadership of all pertinent information and reporting any irregularities to the Company.
  • Being proficient and accurate in all job duties and taking advantage of opportunities to improve your job knowledge and performance.
  • Adhering to the established work schedule.
  • Performing other duties as requested or assigned.
  • Ensures compliance with Virginia Lottery requirements and pertinent state gaming laws.
  • Implementation and monitoring of the Preventive Maintenance System.
  • Interact with contractors and vendors.
  • Giving "hands on" instruction in basic maintenance and trouble-shooting procedures as well as developing and mentoring Facilities Team Members,
  • Performing and/or delegating preventive maintenance tasks to the appropriately qualified team member.
  • Develop a complete knowledge of all building machinery, equipment, and systems.
  • Compliance with all local, state and federal codes and regulations.
  • Management of all HVAC and mechanical equipment on property, plumbing and electrical.
  • All other duties as assigned.

Minimum Education and Experience Requirements: 

  • Must be 21 years of age or older. 
  • High school diploma or equivalent.
  • Two (2) to three (3) years’ experience preferable as a manager or supervisor.
  • Must have at least eight to ten years of facilities maintenance management experience in a complex “24/7” environment, gaming experience is a plus but resort, hotel, university, hospital or related “never close” operations experience also qualifies; experience with a facility larger than 200,000 square feet.
  • Must be able to show working knowledge of complex Building Management System programs and operations as well as show full working knowledge of all but not limited to: 

Boilers, Chillers, Cooling Towers, VAV’s, VFD’s, Switchgear, Generators, Transfers Switches, Heat Exchangers, Pumps, etc.

Certifications, Licenses, and/or Registrations: 

  • Gaming license/registration as required by the Virginia Lottery. 

Knowledge, Skills, and Abilities:

  • Ability to be a TEAM player.
  • Ability to successfully fulfill the pre-employment process.
  • Available to work flexible shifts, weekends, and holidays. 
  • Ability to obtain and maintain all necessary licensing. 

Physical Requirements: 

  • Frequent standing, walking, bending, crouching, kneeling, climbing, reaching, lifting moderate to heavy weights, and using hand tools with dexterity, requiring good hand-eye coordination, and the ability to perform tasks in tight spaces while sometimes working in awkward positions; they may also be exposed to noise, grease, and other industrial elements depending on the work environment. 
  • Lifting and carrying: Regularly lifting and moving objects ranging from light tools to heavy machine parts, with occasional need to lift heavier items with assistance. 
  • Mobility: Frequent standing, walking, climbing ladders, crawling, and maneuvering in tight spaces. 
  • Manual dexterity: Precise hand movements to operate tools, tighten bolts, and manipulate small parts. 
  • Reaching and bending: Reaching into tight areas and bending to access components of machinery. 
  • Visual acuity: Clear near and far vision to read gauges, inspect parts, and identify potential issues. 
  • Hearing acuity: Ability to hear machinery sounds to detect malfunctions. 
  • Industrial settings might require more heavy lifting and exposure to harsh conditions compared to a maintenance technician role in a clean facility. 
  • Working on large machinery like cranes or heavy industrial equipment will demand greater physical strength and endurance compared to smaller machines.
  • Regularly required to stand for extended periods of time. 
  • Ability to work in an environment with moderate to loud noise, bright lights, smoke, and dust.
