Position Summary

This position reports to the Director of Real Estate. The person in this position is responsible for managing a portion of the Company’s branch portfolio to optimize the efficiency and effectiveness of its physical footprint, ensure a positive customer storefront experience, and contribute to Company profitability. The person in this position is expected to provide market expertise, highly skilled negotiation abilities, and an analytical approach to problem solving.

Job Responsibility

  • Manages multiple negotiation efforts concurrently for a defined geographical territory.
  • Site evaluation, selection, and lease negotiation for new centers
  • Lease renewal and negotiation of existing centers.
  • Relocating and lease negotiating for existing centers
  • Subleasing/terminating closed centers.
  • Manages buyout processes for excess property.
  • Addresses signage requests (pylons), additional use issues, and other miscellaneous operational requests (maintenance issues) of our landlords.
  • Addresses property management lease issues.
  • Collaborates with Operations, Finance and Business Analytics on center, state by state, and footprint analysis, to support/justify retention and consolidation decisions across the Company.

  • Evaluation and selection of market comp rents
  • Financial review/recommendations for action plans on existing centers for renewal
  • Collaboration and communication with operations, construction, finance, and management as needed to ensure execution of company plans.
  • Field calls, emails, correspondence on potential sites
  • Reacts to change productively and manages other essential tasks as assigned.

Education Required

B.A./B.S. in Business or Real Estate preferred.

Experience Required

6 years working experience in Corporate Development, Construction, Real Estate, Property Management or Finance

Knowledge Required

Excellent written and verbal communications skills; adaptability and flexibility to a changing environment; and comfortable working in a dynamic, high volume, fast-paced environment. Ability to understand and ensure compliance with policies, procedures, and laws governing our industry/business and products.

  • Ability to develop and maintain business relationships.
  • Be able to evaluate profitability potential in either new or existing locations.
  • Ability to analyze complex datasets and various financial indicators.
  • Ability to read and analyze financial statements.
  • Negotiation skills, real estate management, lease interpretation, communication and people skills in work related environment, and a desire to succeed.
  • Excellent problem-solving capabilities, judgement, analytical, numerical, and reasoning ability.
  • Excellent time management skills.
  • Working knowledge of retail analytical universe and how it currently operates.
  • Ability to understand market and economic forces in our industry, as well as stay current with retail competitors.
