The Network Infrastructure (NI) global Real Estate (RE) Organization. A small skilled and experienced team inside the NI COO organization that manages the global NI Real Estate Portfolio and Strategy, and partners with the Business Divisions and their local teams to deliver results and the best possible real estate experience. The global team is tasked with driving NI global footprint strategy, real estate cost efficiency, office optimization and New Way of Working implementation. The job requires daily cooperation with BG stakeholders in the BL’s, Business stakeholders, local teams as well as key engagements with the other BG’s real estate organizations. The successful applicant is a leader with deep financial knowledge coupled with operational expertise in Real Estate. Working closely with other senior and market Real Estate stakeholders, finance teams and third-party suppliers this role will have a combination of financial and operational focus. Financially, this manager will support the market forecasts and manages within given budgets through detailed reporting and analysis and evaluates business cases to ensure the financial assumptions are accurate and achievable. While operationally, develops the appropriate processes to ensure that the real estate market performance is optimized.

In the Real Estate Bus Ops team within Network Infrastructure, you will:

Reporting to the Head of NI Real Estate, the successful applicant is a leader with deep financial knowledge coupled with operational expertise in Real Estate. Working closely with other senior and market Real Estate stakeholders, finance teams, other BG Real Estate teams and third-party suppliers this role will have a combination of financial and operational focus. Financially, this manager will support the market forecasts and manages within given budgets through detailed reporting and analysis and evaluates business cases to ensure the financial assumptions are accurate and achievable. While operationally, develops the appropriate processes to ensure that the real estate market performance is optimized.

  • Provide Data Management co-ordination, support NI Real Estate Market(s), as well as Portfolio and Transaction team, with special report requests and analysis
  • Data Management: establish systems and processes to collect, organize, and analyze real estate data.
  • Create, monitor and track PO’s, goods received and accruals to ensure timely receipt and payment
  • Assist area managers with periodic reporting of LE and actuals to ensure financial goals are reached, facilitate FM Budget control and reconciliation
  • Support Nokia level savings reporting and RE One Tracker Reporting, drive and identify additional opportunities
  • Support the review of REBCs prior to submission, track and drive market strategic action points
  • Other activities and reports as required by various market structures Leads the RE saving and growth executions monitoring and reporting programs in the Tracker tool, support the market head with monthly market review and LT updates.
  • Leads / supports the discussions, analysis of market portfolio and transformation to agreed KPI’s and benchmarks.
  • Performance Monitoring: Develop key performance indicators (KPIs) and metrics to measure the performance of real estate operations. Monitor and analyze performance data to identify trends, areas for improvement, and opportunities for growth
  • Support and manage market action tracker tool.
  • Demonstrates leadership and people management skills offering mentoring, guidance and direction.
  • Support that the global Network Infrastructure strategy is translated into market/region objectives and implementation plans
  • Support the tracking of market Real Estate budgets; support accurate planning of costs
  • Responsible for NI Real Estate related regional data, including accuracy and reporting of same
  • Provide regional performance information, reports, and analysis to NI Real Estate Leadership Team and Nokia business leaders in market, contributing to global executive reviews
  • Support the team to carry out projects for site consolidation, refurbishment, sum optimization, functional changes, renewal and investment, and infrastructure maintenance by giving practical advice as well as ensure alignment and consistency
  • Ensure compliance to local laws and adherence to global standards

REQUIRED SKILLS

  • Business acumen of corporate real estate, correlation across RE, security, and IT functions, experience in collaborating with 3rd party providers.
  • Strong ability to communicate across multiple levels within the Real Estate organization.
  • Ability to communicate ideas effectively through negotiations and presentation skills.
  • Highly proficient in SAP, Plannon, Microsoft Office 365, PowerPoint, Excel, Power BI and other relevant technologies
  • University degree in Finance or Business Administration. An MBA degree would be desirable.
  • Minimum of 10 years managerial work experience, in Real Estate is advantageous with last 5 years in the related field
