Summary of Job Description:

The Senior Real Estate Manager contributes to strategic planning for the Real Estate Department. This position is also responsible for locating potential Panda store sites within the assigned geographic area. The Senior REM presents potential sites and terms to the Real Estate Site Acquisition Committee (RESAC) and finalizes contract terms for approved sites. This position may manage and develop REMs, Associate RE Managers, and RE Analysts. The Senior REM has elevated leadership and visibility within RD and may lead major projects.

You’ll get a chance to:

  • Locate potential Panda store sites or non-traditional sites within assigned geographic area by building relationships with the real estate community. 
  • Oversee preparation of market studies on the desirability of sites according to established guidelines, procedures, and policies. 
  • Negotiate site acquisition and presents potential sites to RESAC for approval. 
  • Finalize contract terms in collaboration with Legal, Operations, and RD for approved sites. 
  • Work with Licensing on contract terms for non-traditional sites. 
  • Ensure that RESAC packages are organized and delivered to leadership on a timely basis. 
  • Meet or exceeds approval plan. 
  • Responsible for store openings achieving or exceeding RESAC approved sales. 
  • Proactively conducts site tours with brokers and operations team. 
  • Consistently update all required tracking documents and department resources (Expesite, Sitewise, etc.).
  • Develop and maintain strong relationships with Operations, Legal, RD, and Licensing related to site acquisition and development. 
  • Attend operations team meetings and communicates frequently and effectively. 
  • Contribute to strategic planning for the Real Estate Department and maintains elevated leadership and visibility within RD; may lead major projects (e.g., oversee major concept). 
  • Develop and maintain strong relationships with Operations, Legal, and RD related to site selection. 
  • Lead REMs, Associate RE Managers, and RE Analysts, developing and elevating associate performance to support the company’s growth strategies.

Pay Range : M3: $127,000 - $178,500 / Annual * Within the range, individual pay is determined using various factors, including work location and experience. 

Qualifications

Your background and experience: 

  • Bachelor’s degree in Real Estate or Business or related field required
  • Minimum seven years of real estate-related experience, preferably in the retail/hospitality environment, and strong track record of store openings and approvals; supervisory experience preferred
  • Successful completion of initial and periodically required trainings.
  • Obtaining a valid Food Handler's Card within 30 days of employment is a requirement of this position.
