POSITION DESCRIPTION

The Director of Real Estate Market Strategy reports to the Vice President of Market Strategy and Execution and leads the market expansion strategy for NAPA, Genuine Parts Company’s U.S. Automotive Group. The Director of Real Estate Market Strategy leads a team to develop and drive NAPA’s market growth plans. This new function for NAPA is a critical capability to enable the execution of the company’s strategic growth plan.

PRIMARY ROLES

  • Build and lead teams analyzing and defining prioritized inorganic market growth strategies and locations and to build a execution playbook to drive market share capture, including selecting markets, number and placement of locations, alignment with NAPA distribution capabilities and financial performance expectations.
  • Develop, drive, and consistently evolve a comprehensive store growth strategy and model in alignment with the company's business goals and growth targets, taking into consideration a diverse range of store formats to inform a prioritized roadmap to execute NAPA’s inorganic growth plans
  • Provide strategic analysis to evaluate customer opportunity, driven by trade area, market share capture, business generation, competitive presence, market demographics and potential cannibalization. 
  • Partner with NAPA Real Estate team to identify and execute locations for growth as part of the overall company strategy.
  • Partner with Store Design team to develop and identify most appropriate store format for the market and location to best serve the customers
  • Own the data modeling and analytics in partnership with internal teams to evaluate and prioritize market opportunities
  • Collaborate with cross-functional teams to integrate market insights into overall business planning and execution priorities
  • Conduct in-depth market analysis to identify emerging trends, competitive landscapes, and customer behaviors that impact real estate decisions.
  • Supervise the preparation of site diligence and financial business case to present to Executive Real Estate Committee
  • Partner with finance team to track and measure success of stores post-opening relative to business case

QUALIFICATIONS

  • Bachelor’s degree in business, finance, or related field; MBA preferred.
  • Minimum of 10 years of experience in real estate strategy and analytics, with a focus on leveraging data for decision-making, preferably across diverse retail formats.
  • Growth minded, strategic business leader.
  • Expertise in data analysis, predictive analytics, and proficiency in relevant tools and software.
  • Excellent communication and interpersonal skills, with the ability to influence and collaborate across all levels of the organization.
  • Strong organizational skills with proven problem-solving abilities.
  • Knowledge of real estate management principles and techniques.
  • Must be comfortable working in a fast-paced and collaborative environment.
