Summary of the Position:

As the Director of Property Operations and Corporate Services Procurement, you will report to the Sr Director of Indirect Procurement, and play a meaningful role in driving Tishman Speyer’s botton-line savings through rigorous company-wide sourcing activities in partnership with senior leadership and internal business partners across multiple geographies.

Key Responsibilities:

  • Develop a Procurement capability within Property Operations and TSP Corporate functions, enabling Tishman Speyer to increase its spend under management across the U.S and ultimately across all TSP markets globally
  • Actively develop and manage the Procurement capability within TSP with the primary goals of improving supplier performance, achieving cost savings, managing supplier relationships, and strengthening compliance to a rigorous sourcing process
  • Strategically develop and implement commodity/supply chain strategies covering TSP Corporate goods and services, to deliver maximum value, leverage, and standardization
  • Adhere to policies (e.g., code of ethics), regulations and laws (federal, state, and local) to ensure that the behavior of organization is honest, ethical, and professional
  • Develop and promote a world class supplier diversity program
  • Develop and promote a best-in-class supplier relationship management program
  • Promote the use of existing procurement standard operating procedures to ensure that standards are being consistently adhered to and, further develop areas for process improvement 
  • Establish and maintain measurable key performance indicators (KPI’s) for all levels of procurement activities, to include but not be limited to supplier performance, supplier quality, internal order placement performance and buyer activity levels. This should also include metrics related to self-performance in the service of supporting internal Tishman Speyer Property Management clients as well as measurement of annualized savings on existing property management service contracts
  • Manage the request for proposal (RFP), bid issuance/bid submission, bid leveling, award and contracting processes within Property operations and TSP Corporate. Ensure that they are strictly adhered to across the organization and that there is rationale supporting for each business award
  • Negotiate and execute contracts and purchase orders to support business needs.
  • Establish, implement, and/or enforce periodic reporting requirements to related Tishman Speyer management team

Skills & Qualifications:

  • 10-15 years of leadership experience in Sourcing and Procurement, with category experience in, corporate services and facilities management.
  • Strong negotiating skills
  • Detailed-oriented with strong quantitative/analytical skills and an innovative approach to problem solving
  • Ability to work fluidly with various legal contract documents prescribed by the Company
  • Financial and accounting competency working with project job costing systems and purchase order systems
  • Bachelor’s degree in Purchasing, Production/Operations Management, Business, or Engineering preferred (or equivalent business experience). MBA preferred
  • Strong computer skills, ideally with experience using Windows-based PC programs and software programs for RFP solicitation, bid leveling and contract issuance.
  • Ability to coordinate multiple group efforts within the Company simultaneously to achieve objectives

  • Travel as needed

The base compensation range for this role is $150,000 to $200,000. This role is also eligible for a discretionary annual bonus, as well as access to our comprehensive medical, dental, and vision insurance, life and disability insurance, 401(k) plan (with matching contributions), wellness benefits and all other benefits afforded to full-time Tishman Speyer employees.

This base range reflects a number of factors including, but not limited to, relevant experience, skill sets, and/or licensure required of an individual in this particular role. The base range is also specific to members of Tishman Speyer’s New York team, as we’ve considered factors specific to this geography.
