The Yield Manager is responsible to drive revenue growth that includes monitoring, managing and maintaining allocations and rates for rental inventory distribution for a team’s portfolio of hotels/resorts in various markets and/or regions. They will focus on implementing strategies and initiatives aimed at increasing revenue streams across all channels. This position will identify, implement and effectively communicate strategic and tactical initiatives to achieve company budget and forecast targets such as but not limited to top line revenue, ADR and vacation ownership interest (VOI). This position will partner with internal and external stakeholders such as rental sales, marketing, accounting and resort operations. In collaboration with such partners, this position will be responsible for maximizing overall revenue while balancing the needs of local HOA and Developer needs through the implementation of promotions & brand campaigns, effective pricing, yielding and distribution strategies. Assists the Senior Director in identification and maximization of all potential revenue opportunities for assigned portfolio as well as ad-hoc tasks & projects.

The Yield Manager will directly manage a team of 5+ Yield Analysts and ensure consistency in forecasting, revenue management methodology, distribution channel strategy and channel/system setups. They will also work collaboratively with other Yield Managers to cover all aspects of the rental business to keep the team functioning at a high-performance level. This role is hybrid in office Monday, Tuesday and Wednesday, and remote Thursday and Friday.

How You'll Shine:

  • Develop pricing strategy that maximizes revenue while remaining competitive in the market.
  • Lead, support and develop the Yield team to leverage data analytics, market trends, key internal/external stakeholders and forecasts to identify revenue opportunities/trends, drive performance results and outline business decisions.
  • Act as an internal consultant in forecasting, market share assessment, and customer insights to support business initiatives to maximize revenue and occupancy performance.
  • Lead review of daily/weekly/monthly reporting and revenue/market performance narratives as needed. Assist Yield Analyst members on partner calls as needed.
  • Actively collaborate with the marketing team to create and set-up campaigns/promotional offers to actively pursue higher volume direct business.
  • Review current and historical booking pace, pricing strategies, inventory and occupancy for each hotel/resort within the designated portfolio.
  • Monitor proper rate positioning and inventory relative to the competition for each resort to achieve budgeted goals such as but not limited to revenue, ADR and arrivals.
  • Determine the optimal distribution channel mix to not only maximize revenue and profitability but to also bring potential guest prospects for our timeshare product. Ensure rate parity is maintained across all distribution channels.
  • Maintain current market knowledge for competitors, special events affecting demand and seasonal strategies.
  • Conduct weekly pricing reviews with Yield Analysts to drive high performance to meet forecasted goals
  • Assist to manage annual budget process and monthly forecasting
  • Partner with Inventory Management for allocation opportunities.
  • Work with Marketing to implement seasonal campaigns and ad hoc promotional opportunities.
  • Work with Rental Sales for group or key account opportunities.
  • Collaborate with Call Center and communicate where we have revenue opportunities/needs.
  • Coordinate with resort and admin teams for changes to reservation fulfillment.
  • Report and discuss changes to availability and rates to key stakeholders such as marketing, rental sales and resort staff.

What You'll Bring:

  • A minimum of 4-6 years of Resort Operations, Pricing or Revenue Management experience.
  • Familiarity with the timeshare and/or hospitality industries.
  • Experience leading teams successfully to meet monthly/yearly defined goals.
  • Knowledge of RCC, Micros Opera and other PMS providers
  • Knowledge of I-Hotelier Suite, including Channel Management Reservation Solutions
  • Knowledge of TravelClick Rate360/Revenue Strategy 360
  • Knowledge of Sabre Synxis Central Reservation System 
  • Knowledge of Power BI, GDS, Focus
  • Extensive knowledge operating Microsoft Excel, Word, Outlook, Access, Zoom and Teams.
