The State Teachers Retirement System of Ohio (STRS Ohio) is seeking a Real Estate Analyst II or Senior Real Estate Analyst to join its Columbus, Ohio or New York, New York Investment/Real Estate team.

Compensation: 

Grade 311 $105,00 - $320,00

Grade 312: $125,000- $360,000

Work Schedule:

Monday through Friday, daytime work schedule. Occasional travel may be required.

General Summary (Grades 311 & 312):

Under the direction of a real estate regional director, perform financial underwriting analysis and participate in evaluation of investments and operational/management related decisions, including property purchases, property sales, asset management decisions and mortgage related decisions. Assist the real estate regional director in coordinating the review of investments and investment related activities.

Summary of Responsibilities (Grades 311 & 312:

  • Assist with the financial analysis of and recommendations for asset management-related decisions such as lease negotiations, mortgage negotiations, property sales and capital improvement programs. (Grade 311)
  • Assist with analyzing and recommending investment and asset management-related decisions such as lease negotiations, mortgage re-negotiations, property purchases/sales, and capital improvement programs.
  • Develop real estate market knowledge for assigned geographical areas with respect to potential for real estate investment, including tracking real estate sales activity, including any potential real estate development.
  • Assist senior asset management officers with financial analysis with issues relating to their portfolio. 
  • Aid in analyzing real estate proposals to determine their suitability for investment, including evaluation of the developer, the specific site, area demographics, and economic conditions, leasing conditions, and financial projections. 
  • Assist with preparing approval memos and investment briefs relating to new investments or asset management projects. (Grade 311)
  • Contribute with writing approval memos and investment briefs relating to new investments or asset management projects.
  • Perform hold/sell analysis and coordinate the annual property-level business plans.
  • Assist acquisitions officers and asset management officers with the oversight of the due diligence and closing processes for purchases and sales. (Grades 311 & 312)
  • Travel to assigned geographical market areas and specific project locations.

Summary of Qualifications (Grades 311 & 312:

  • Bachelor’s degree in business administration, economics, finance or related field required. Master’s degree in related field preferred.
  • Three to five years real estate investment analyst experience required.
  • Ability to understand the financial structure and terms of real estate investments through the analysis of joint venture agreements, operating statements, balance sheets, budgets and closing documents.
  • Proficiency in the use of MS Excel spreadsheet software. Knowledge of real estate analysis software (Argus) preferred.
  • Comprehensive knowledge of commercial leases required. (Grade 312)
  • Excellent analytical skills required and high degree of accuracy and attention to detail required.
  • Excellent work record of attendance, punctuality and the ability to maintain a flexible work schedule to meet business needs. Occasional evening, weekend and non-regular work hours may be required.
