Senior Interior Design Manager

Essential Functions & Responsibilities:

Pre-Dev / Design Phase

  • Initiate the interior design concept phase through a visioning meeting using precedents intended to give starting point direction.
  • Review conceptual interior design presentation, interior club/amenity layouts, fitness layouts, unit schemes, FFE concepts, signage design, and branding design.
  • Works with the Design Manager, Development Manager, and Preconstruction team to ensure the plan and scope meet budget objectives and product type.
  • Review any existing interior design-related zoning regulations with the design and development team to understand constraints and opportunities.
  • Review third-party plan reviews and provide feedback to the Design Manager and Development Manager
  • Assist the Development Manager in creating packages for neighborhood presentations if interior design-related items are needed.

Internal Approvals

  • Document via DocuSign all interior design-related approvals from required internal departments.

Coordination

  • Assist in solicitation, review, and recommendation of external ID consultant proposals for scope and cost; and assist in reviews of proposals for contracts.
  • Coordinates external ID consultant through the design process
  • Communicates proactively with the Design Manager in charge of the project regarding all interior design-related items.
  • Provides amenity plan reviews and acceptance
  • Provides unit scheme and plan review and acceptance
  • Coordinates Signage Design with Branding consultant
  • Coordinates Interior Design FFE presentations (during design and construction) and budgets, and provides feedback to consultants for VE as needed.
  • Coordinates Fitness Equipment designs with the design team. Reviews and recommends to development of fitness designs and assists with proposals within budget for approval before closing.
  • Works closely with Vice President, Design Management providing support on ad hoc issues as needed.

Design and Drawing Review

  • Helps coordinate the Clubhouse architecture and interior design inclusive of the pool and other site amenities.
  • Review selected shop drawings, material submittals, and finish selections.
  • Assists in the selection of color schemes, pool finishes, landscaping plant materials, etc.
  • Reviews all interior design-related documents for coordination and provides comments to design consultants in Procore using the Design Deliverable Consultant Rating Checklist scoring system.

Construction Phase

  • Coordinates with the QA/QC Manager, Consultants, Preconstruction Team, and Construction Team to interpret comments and coordinate requested drawing and specification changes.
  • Review RFI's and Submittals related to ID and verify consultant responses for completeness.
  • Visits site at different stages of construction to ensure delivered product is consistent with plans and specs and identifies areas for recommended enhancement as allowed by budget. Site visits include completed mockups (exterior &interior) pre-drywall “box walks” for leasing, and club common areas units. Periodic unit observations along with 90/60/30 day milestone declarations and monthly OAC meetings as needed. Observation reports are to be kept for documenting discussions, decisions, and corrections.

Market Trend Analysis

  • Assists Vice President, Design Management with the collection and coordination of design components/product types for current developments, competitor developments (i.e., flooring, windows, kitchen features, and amenities), and best practices from other product types (single family, tax credit, high-rise, etc.).

Non-Essential Functions & Responsibilities:

  • Other duties as assigned. 

Education, Work Experience, & Physicals Requirements:

  • Bachelor’s Degree in Interior Design or Architecture
  • At least 10 years in an ID project management role specifically dealing with multifamily design
  • Demonstrated ability to project manage and work effectively with design consultants and construction staff
  • Excellent verbal and written communication skills, including ability to effectively communicate with internal and external team members
  • Excellent computer proficiency (Bluebeam Revu, Procore, MS Suite – Word, Excel, PowerPoint and Outlook)
  • Working knowledge of ACAD and Revit software platforms
  • Working knowledge of Photoshop
  • Revit experience is a plus but not necessary
  • Must be able to work under pressure and meet deadlines, while maintaining a positive attitude and leadership
  • Ability to work independently and to carry out assignments to completion within parameters of instructions given, prescribed routines, and standard accepted practices
