Position Overview: The Asset Management Design & Construction (AMDC) department is responsible for capital improvements and development of all revenue generating assets NYCEDC maintains and/or operates. Reporting to the Vice President (VP) of Design and Construction.

The Project Manager (PM) manages projects and the development process – capital planning, design, and construction – of multiple real estate assets that NYCEDC will subsequently maintain and/or operate. Project types include new building construction and renovations, major infrastructure, and public open spaces. The PM will also assist to refine procedures and further streamline workflow to increase efficiency and build capacity.

Essential Duties & Responsibilities:

  • Capital Planning: Manages long-term capital plans and annual budgets for NYCEDC’s portfolio of assets.
  • Manages all phases of development from procurement of architecture, engineering, and construction teams to existing conditions assessments, programming, feasibility studies, estimating and budgeting, schematic design through construction documentation, regulatory submissions and approvals, bidding, construction, and project close-out. 
  • Serves as prime contact on contracts or projects through all phases of development, from procurement of the architecture, engineering and construction team to existing conditions assessments, programming, feasibility studies, estimating and budgeting, schematic design through construction documentation, regulatory submissions, bidding, construction, and project close-out. 
  • Manage EDC funding and payment process, including invoice and change order reviews, award letter approvals, procurement, and compliance. 
  • Works in partnership with the Asset Management Portfolio Managers (AMPM) and Asset Management Property Operations (Prop-Ops) team to ensure projects are aligned with policy, market, tenant needs and operations considerations.
  • Maintains ongoing project scope, cost, and schedule controls, including project reporting.
  • Establishes and maintains record-keeping systems consistent with NYCEDC policy and need, including hard copies and electronic files of infrastructure asset conditions and surveys.
  • Create and deliver presentations, memos and other materials that effectively communicate project recommendations and/or findings to various audiences (e.g., senior NYCEDC staff, partner agencies, external stakeholders)
  • Work with interdisciplinary teams facilitating the implementation of large-scale projects and development efforts.
  • Represent the organization in professional and public forums.
  • Other projects and tasks as assigned; other duties as assigned.

Requirements:

  • Bachelor’s Degree or equivalent in architecture, engineering, real estate management or a related field
  • 3-5 years of experience in facilities, building or construction management or in a related industry or position.
  • Strong interpersonal, written, verbal and analytical skills, including the ability to present to a wide variety of audiences.
  • Demonstrated expertise in project management.
  • Proficient in Microsoft Office Suite. Must have aptitude for learning and applying various computer programs (e.g., Oracle, PMWeb, NYC IPIS).
  • Ability to organize and prioritize among competing needs and opportunities.
  • Anticipate and resolve problems as they arise.
  • Adapt well to changing priorities and circumstances, ability to prioritize.
  • Collaborate effectively with internal and external stakeholders.
  • Ability to work in a team environment.

  • Valid driver's license
  • Must be willing to provide 24/7 emergency response where appropriate.
  • New York City residency is required within 180 days of hire.

Salary Range

$70,000—$72,000 USD
