Position Summary

The Vice President of Corporate Real Estate (CRE) is responsible for the efficient and effective leadership and management of the real estate, development, leasing, lease administration, controls, facilities, and operations, as well as design, construction, and completed delivery of all Corporate Real Estate assets and initiatives across Under Armour. The Vice President will manage Under Armour teammates and multiple 3rd party vendors. This key leadership role will collaborate with stakeholders across the entire organization to ensure consistent superior customer service. This professional will champion continuous improvement initiatives and process consistency while ensuring organizational alignment of charter and objectives. Responsibilities include team leadership, client interface, programming, planning, design development, construction document development, construction management, short and long-term budgeting, and financial reporting. The Vice President must possess the skills and expertise to think and act with an excellent balance of transformational vision and transactional execution, constantly modulating to adapt to dynamic situations. This role includes the management of projects throughout the global portfolio.

Essential Duties & Responsibilities

  • Build and cultivate an adaptable and flexible organization
  • Recruit, train, and retain top talent throughout the organization consistently deliver superior customer service
  • Develop strong relationships with key stakeholders within Under Armour and the community
  • Develop and optimize a comprehensive service model that captures the efficiency of common processes while supporting client flexibility in high-touch environments
  • Partner with the executive team and teammates to assess current and future business needs and implement adjustments to the service delivery model as necessary
  • Develop and manage operating budgets for this real estate group in the context of a thoughtful and comprehensive strategic operating plan
  • Responsible for all financial reporting for the real estate functions, supported by the Controls group
  • Develop and accurately maintain global lease report along with other pertinent real-time strategic real estate reporting to provide a clear concise account and approach to the company real estate
  • Manage third party Transaction Service Providers to efficiently develop alternatives and options for Corporate and Business Unit real estate requirements
  • Manage third-party lease administration provider in coordination with Controls and Accounting to ensure accurate reporting, lease payment, and audit of all real estate leases; retail group remains responsible for retail leases, however, this role manages the overall lease administration function
  • Coordinate company real estate needs with all key stakeholders
  • Proactively engage in the development of a strategic approach to all UA real estate needs
  • Manage and direct development of financial modeling in collaboration with finance team
  • Partner with risk management to identify operations-related risks and effective mitigation measures
  • Ensure all real estate transactions are in full compliance with all applicable laws
  • Prepare and present timely information on the real estate financial analysis and be involved with forecast reporting and budgeting processes
  • Development and management of relevant Key Performance Indicators and Metrics
  • Responsible for developing and maintaining department policies and procedures covering all development, leasing, lease administration, and portfolio management functions
  • Manage and direct company Asset Management requirements
  • Collaborate with executive management to develop and implement a consistent approach to real estate acquisition/disposition and leasing globally

Managing Work Flow

  • Lead turn-key project initiatives through all phases of development, from initial analysis through closeout
  • Manage multiple projects, deliverables, milestones, schedules, and budgets simultaneously
  • Manage and lead multiple multi-disciplined people leaders (internal and external) to effectively and efficiently execute corporate real estate requirements
  • Team with internal and external partners to see all initiatives, projects, and operations through successful timely execution and completion
  • Develop and manage long-term Capital Expenditure budgeting for all projects within the influence of Corporate Real Estate on a rolling five (5) year basis

Critical Skills

  • Proven experience managing Tenant Improvement, Ground up, and Technology projects in a fast-paced environment
  • Proven experience in schedule management and consistent on-time project delivery
  • Able to demonstrate creative problem-solving techniques to resolve project issues
  • Direct experience in managing key milestones for project success
  • Able to demonstrate value engineering skills and articulate specific examples of success
  • Understanding of the local or regional codes and ordinances that inform a building design, construction, and operation
  • Understanding of the entitlements, financial, and public relations implications of a proposed physical plan
  • Understanding of workplace trends that would impact space planning and interior designs
  • Thoroughly proficient at reading and interpreting construction documents, leases, and contracts
  • Ability to master technical issues, handle detail, and simultaneously manage multiple tasks
  • Ability to resolve conflict efficiently and effectively
  • Ability to form partnerships with client representatives to develop win/win solutions
  • Understanding of the local or regional codes and ordinances that inform a building design
  • Proven success in managing vendors, including architects, engineers, Contractors, and Technology

Resource Management

  • Partner successfully with external resources including but limited to:
  • Architects, designers, and engineers
  • Third-party project management firms
  • General Contractors and sub-contractors
  • Permit expeditors and building officials
  • Public relations (as required)
  • Third-party property management services as well as internal property management teams
  • Janitorial and landscape
  • Move services
  • Food & Beverage service vendors
  • Fitness facility operators
  • Event Support vendors and suppliers
  • Ability to partner successfully with internal resources and project teams to include teammates from the following departments: Real Estate, Design, Delivery, Strategic Procurement, Facilities & Operations, Corporate Legal, Corporate Finance, and Corporate IT along with key stakeholders from Business Units

  • Proven experience in developing internal partnerships
  • Must be able to demonstrate a client service orientation
  • Ability to develop positive relationships with client business units
  • Experience interpreting client needs and translating to project team

  • Ability to consistently meet and exceed client expectations

Qualifications

  • 15-20 years of global corporate real estate experience
  • Bachelor of Science required in a development core discipline such as Real Estate, Construction Management, Civil Engineering, or related profession

Workplace Location

  • Location: This individual must reside within commuting distance from our global HQ in Baltimore, MD
  • Office Designation: Three (3) days a week in-office, Tuesday-Thursday; remote eligible Monday and Friday

Relocation

  • Relocation provided

Base Compensation

  • $240,000 - $315,000 USD

Most new hires fall within this range and have the opportunity to earn more over time. Initial placement within the salary range, however, is based on an individual's relevant knowledge, skills and experience for the position.
