The Team

At Property API we strive to create a world class team, supporting the continual growth of our people by ensuring they continue to advance themselves. The team has been set up as a centre of expertise for overseeing all CCEP’s property related matters.

The Role

An exciting opportunity awaits you in this role. You will report directly to the Property Director API, and be responsible for managing CCEP’s portfolio of leased properties (primarily across Australia) but may also assist with New Zealand, Papua New Guinea the Pacific Islands as well as managing business owned properties as required. In this role, the Property & Development Manager will drive value for CCEP through providing best in class property management and development services as well as manage major projects and contribute to the business planning processes as required.

You will also be responsible for managing all major property activities across CCEP’s portfolio, identifying, and securing growth opportunities as well as leading financial transactions including but not limited to property acquisition, development, and divestments.

You will develop strategies to drive enhanced value in our freehold and leasehold portfolio that will ultimately add to shareholder value.

The Key Responsibilities include;

Property Management

  • Develop and own the CCEP Group wide property management framework, including key processes, governance structures and policies.
  • Responsible for implementing a group wide property register (including a document repository) and effectively maintaining it to ensure it is up to date.
  • Develop and issue Occupational Health & Safety standards and reporting requirements across CCEP and maintain compliance against set standards as well as other legal requirements.
  • Responsible for driving a cost saving agenda and culture, seeking opportunities for improved efficiencies across all CCEP property sites.
  • Manage all lease agreements (negotiations, administration, fitouts), new leases lease renewals, rent reviews, exit of leases across CCEP Australia (may be involved in New Zealand, Papua New Guinea, and Pacific Islands)
  • Coordinate execution of all property related legal documents with CCEP Legal and minimise outgoings by reviewing existing contracts as well as re-negotiation where relevant.
  • Responsible for providing oversight to the lease exit process, including reports, disputes resolution and project management.
  • Provide input into local unit business cases in relation to property re-locations and effectively manage all landlord related enquiries for CCEP as appropriate.
  • Serve as a key stakeholder for major projects in Australia involving leased properties and prepare property related project plans and report on progress and financials as require into relevant forums.
  • Responsible for ensuring service level agreements are in place and optimised to contain cost for CCEP as well as managing allocated 3rd party national FM Suppliers as required.
  • Responsible for providing all required property related inputs into CCEP’s Australia’s business unit budgeting processes, FYRs, and capex request as well as reporting on risks, costs, and improvement opportunities.
  • Chair regular property SteerCo Meetings with all key internal stakeholders across each of CCEP’s business.

Property Development

  • Responsible for identifying opportunities of growth across CCEP’s existing property portfolio to optimise value and returns.
  • Lead Key financial aspects of property acquisition, development, and divestment for CCEP, including identifying and implementing property transactions including financial restructuring and mergers and acquisitions (due diligence).
  • Manage CCEP’s portfolio to deliver against business requirements, including but not limited to sourcing and securing of new properties as well as disposal of existing properties.
  • Responsible for acting as the key stakeholder for all major projects for CCEP across Australian and may assist in other regions as well.
  • Prepare long term master plans for key manufacturing sites projects in conjunction with Supply Chain across each CCEP BU.
  • Engage and mange all 3rd party property consultants and contractors involved in the management and development of CCEP’s current property portfolio.

Career Experience and Qualifications

  • Strong understanding of property lease management with at least 10 years of experience, ideally in the FMCG, industrial or retail sector
  • Highly developed skills in negotiation with landlords, government authorities & other stakeholders.
  • Intricate knowledge of the Australian property markets is critical
  • Excellent knowledge of facilities management, coupled with experience of deploying and managing national solutions
  • Strong track record in developing and implementing governance processes.
  • Strong stakeholder influencing skills
  • Tertiary business qualification required, and property related qualifications preferred.
