Position Summary 

The Assistant Director of Construction of CPP will lead and oversee a variety of building alterations, renovations, and new construction throughout the entire facility for Rose Hill and Lincoln Center in addition to providing guidance and training to Assistant Project Managers.

Essential Functions 

  • Sets up initial project schedules and cost estimates in Procore
  • Prepares initial team based “Portfolio” Procore webpage for the weekly senior project review meeting
  • Writes and issues design and construction RFP’s in conjunction with appropriate project team members
  • Formally requests quotes through Procore linked to a project and a fund account
  • Prepares commitments for execution confirming master agreement and funding status’
  • Assumes overall management of projects from inception to final turn-over to end-user and operations.
  • Requires presence on the Rose Hill and Lincoln Center campus’ for the following:
  • Meets and discusses with CPP colleagues any project administration process improvements in all phases of development
  • Schedules regular meetings with Facilities Operations and CPP Project Management as a means of staying current with the dozens of projects CPP manages from concept to completion.
  • Attends on-campus project team meetings as appropriate to establish, execute and monitor any given project’s acquisition plan.

Management Responsibilities Guides work of other employees who perform essentially the same work and/or student workers. Organizes, sets priorities, schedules and reviews work, but is generally not responsible for final decisions in hiring, performance management or compensation.

Additional Functions 

  • Bidding
  • Extensive experience in construction bidding process
  • Developing bid forms based on construction documents, logistics, etc.
  • Analysis of contractor bids and generation of leveling sheets to ensure complete proposals encompassing appropriate scope have been received.
  • DOB/DEP/Con-Ed: General knowledge of agency processes including permitting, inspections, signoffs, TCO, CofO, etc.
  • Construction Scheduling:
  • Analysis of initial construction schedule to ensure completion within University timeline \
  • Continuous reviews of contractor construction schedules to monitor progress
  • Understanding of lead times and impacts to project schedules
  • Construction Financials: SOV, Anticipated Cost Reports, etc.
  • Pre-Construction
  • Review of milestone drawings for inclusion of appropriate scope, University requirements and standards, adherence to project budget limits, etc.
  • Coordination with Operations for maintenance feasibility, integration with existing equipment, utility shut-offs, etc.
  • Overview of filing process to ensure drawing development coincides with project schedule in terms of construction start, material lead times, etc.
  • Obtain feedback and clear scope definitions from end-users
  • Change Orders: Review of change orders for scope accuracy and reasonable/fair pricing

Required Qualifications: Education and Experience 

  • Bachelor’s Degree in engineering or architecture.
  • 5 to 10 years of experience in project management of both interior and ground-up construction.

Required Qualifications: Knowledge and Skills 

  • Proficiency in Microsoft Office and Procore
  • Strong communication and organizational skills.
  • Good sense of office decorum and workflows.
  • Creative problem-solver.

Preferred Qualifications 

Minimum Starting Salary 107,000

Maximum Starting Salary 117,000

Note Salary is commensurate with qualifications, experience, and skills.
