Job Overview

The Senior Director of Support Services will serve as the strategic leader for support departments focusing on developing initiatives and driving operational outcomes resulting in strategic transformation and companywide integration. This position will report to the Vice President of Support Services and lead a team of 6+ direct reports with oversight of 70+ associates across the operations organization. 

Roles You Will Play

  • Evaluate opportunities across Support Services functions for improvement, create operational upside, and develop quality programs and services that are well defined with the appropriate policies, procedures, and controls.
  • Strategic Planning: Provides direction and strategic planning for associated teams; develops and implements changes that improve overall organizational and operational processes that create productivity and efficiency gains, simplifying the business
  • Integrate and expand service operations and/or profitability, to measure and ensure contract performance and resident satisfaction.
  • Develop, negotiate, and implement support service contracts for existing and new services including product agreements and technology upgrades; guides Cortland’s Support Services team on best-in-class technology, processes and tools associated with benchmarking other companies and vendors.
  • Maintains vendor relationships and seeks out additional partners amongst industry and business leaders. Stays abreast of the competitive landscape, consumer data for their areas of expertise.
  • Managing a significant level of operational and capital expense, including the annual budgeting process (with FP&A support) along with allocation throughout the year.
  • Ensure all business units maximize efficiency, lower costs, and strengthen the brand.
  • Partnership with IT, Talent, Resident Experience, Operations, and others as needed.
  • Significant involvement in developing & owning the operational and financial budget (~$50M / annualized) for Support Services and driving profitability and cost out across these functions.

  • Waste Services
  • Front Door Waste Service (Cortland Front Door)
  • Landscaping
  • Pest Management

Primary partners within the business include:

  • Managing Directors (MDs) and Directors of Operations (DOs)
  • FP&A and Accounting Leaders
  • Directors of Investments
  • Talent and Resident Experience Leaders

Building Blocks of Success

  • Bachelor’s degree required
  • 10+ years broad experience in support service operations, retail operations along with 7 years’ experience in leadership position
  • Strong business acumen, strategic planning, business plan execution and metric/results driven
  • Analytical capabilities to navigate Income Statements and P&Ls along with ability to partner with internal Financial Planning & Accounting teams to deliver variance commentary and process improvements.
  • Systems & data analytics experience: Power BI, Excel, PowerPoint, & Word
  • Inspirational and dynamic leader of high-performing teams that achieve organizational goals and produce results
  • Effective communicator and team builder that has a successful track record in program/business development and creating a resident-centered environment
  • Experience leading large, complex organizations, including guidance and management of regionalized teams is preferred
