Facility Operations Supervisor

Directs a variety of Facilities Management projects in support of the maintenance and repair program for assigned facilities.

Coordinates janitorial programs for all Facilities. Establishes specifications, solicits bids, negotiates, and awards contracts.

Establishes annual contracts with qualified vendors for services, i.e. furniture moving, window cleaning, elevator repair, non-hazardous waste disposal and insecticide control, and assures timely maintenance and repair of required equipment. Reevaluates contracted service methods to improve efficiencies and effectiveness.

Utilizes Facilities departmental operating expense budgets as a basis for conducting area allocation studies for all assigned Milwaukee locations.

Develops, monitors, evaluates and purchases miscellaneous maintenance services for all areas of Facilities Maintenance such as window replacement, dock repairs, ceiling repair/replacement, interior wall repair, carpet repair/replacement, mechanical, electrical, plumbing and HVAC systems.

Assists manager in preparing Facilities capital and expense budgets (approx. $10M).

Secures necessary operating supplies such as janitorial and maintenance.

Oversees various buildings and grounds services such as maintenance, landscaping, snow/ice removal and paving at all assigned Milwaukee JCI facilities. Reviews and approves vendor contracts and specifies terms of agreements.

Manages assigned projects and coordinates related efforts between Architectural/Design Services and Facilities Management teams for renovations and facilities installations.

Develops all estimates and Appropriation Requests required for building construction projects for assigned Milwaukee locations

Required to be on "call" for any emergency situations and issues that may occur during normal business hours and after business hours, weekends and holidays. Coordinate all necessary repairs as required by each emergency situation and any other issue.

Stay abreast of new developments, methods and latest technologies as they relate to Facilities Management Services and Operations.

Performs other duties as required.

Provides formal supervision to individual employees within single functional or operational area. Recommends staff recruitment, selection, promotion, advancement, corrective action and termination. Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with the company's values.

Bachelor's Degree (BA/BS) in Building Management, Business, or equivalent, including courses in facility management, data processing, business management and AUTOCAD. Requires three to five years experience in the field of building management including one year of supervisory experience.

Facility Management certification preferred. Driver's license may be required.

Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information. Ability to respond effectively to sensitive issues.

Requires knowledge of financial terms and principles. Ability to conduct financial/business analysis including the preparation of reports.

Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.

Intermediate skills with Microsoft Office Suite, Outlook, and intranet/internet. Ability to use work order system. Working knowledge of architectural, electrical and mechanical systems. Working knowledge of leases, contracts and related documents.

Ability to work well under pressure with a proactive approach to unusual occurrences.

Requires good organizational skills, attention to detail and an openness to new ideas and procedures.

Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines. Responsible for setting work unit and/or project deadlines. Errors in judgment may cause short-term impact to department.
