AsTechnical Property Manager, you will have final responsibility for alltechnical assets, hard services for our client at the EMEA Headquarters (EHQ)in Hilversum. A Campus location with multiple buildings owned by different LandLords and managed by different Property Management companies.
PurposeOf The Job
- All aspects of administrative andengineering of the EHQ site.
- To carryout efficient running of the critical and non-critical services and associatedfunctions.
- Executionof the administrative systems.
- Operationof the following building systems, but not limited to,
- BMS
- Standbygenerators
- UninterruptedPower Supplies
- ElectricalHV/LV networks
- HVACSystems
- Firesystems
- Securitysystems, including CCTV
Key Responsibilities
- Leadership:Provide coaching leadership to a Team of 8 including planners, engineers andIFM Small work Managers. Deliver best practice selection, training, assessmentand recognition/reward. Provide a learning environment, and appropriatetraining and development planning. Ensure basic training needs are delivered,employees are fully competent to undertake their roles, and are able to reachtheir full future potential. Ensure that contractual commitments are met andexceeded. Ensure optimum staffing structures operate across the contract,balancing cost with the delivery of service excellence and lead by example.Promoting and maintaining the core values of CBRE and our client.
- Maintenance& Operations: Direct day-to-day maintenance, repairs, and technicaloperations of technical assets that fall under CBRE responsibility. Ensure thecollaborative development of the business, effective team working, and supportto colleagues. Ensure customer focus within all areas of operational activitiesand that effective relationship are maintained with key stakeholders contacts.Deliver effective business communication through advice, review, leadership anddirect contribution to management and team meetings, briefings, consultationforums, correspondence, publicity, monthly and ad-hoc reporting and otherpublications, as appropriate.
- VendorManagement: Negotiate and oversee service contracts, contractors, and onsitepersonnel for repairs and inspections. Ensure contracts are staffed by fullycompetent teams, ensuring post holders are fully competent, and that effectivesuccession planning arrangements are in place.
- Budgeting& Financials: Prepare and manage technical operating budgets, includingplanning for OPEX and Long Term Maintenance expenses.
- Compliance& Safety: Ensure compliance with all local codes, health, safety, andenvironmental regulations. That business policies and processes are effectivelycommunicated and implemented within the contract across both CBRE andsubcontractors activities and are regularly reviewed
- SiteInspections: Conduct regular property walkthroughs to identify maintenanceissues and ensure high standards of upkeep.
- TenantRelations: Resolve tenant maintenance complaints promptly within the KPI’stimeline.
- PropertyManagement Relations: Regularly meet with the Property Managers of thebuildings on Site.
Accountabilities
- Reportingto the CBRE Site Leader.
- Accountabilityto the CBRE functional heads, as appropriate.
- Accountableday-to-day to the relevant client contacts.
- Linemanagement responsibility for a contract team and indirectly for relevantsub-contractors.
What You’ll Need
- Experience:3-5 years leadership experience in technical facility management, commercialproperty management, or a related engineering field overseeing multiplebuildings.
- TechnicalKnowledge: Understanding of HVAC, electrical, plumbing, and safety systems.Understanding of building demarcations, construction processes, technicaldrawings.
- SoftwareProficiency: Knowledge and experience with CMMS Building Management Software(e.g., SI7, Yardi) and MS Office.
- SoftSkills: Strong problem-solving, project management, contractor and stakeholderengagement skills.
- Education:A degree in Technical Facilities Management, Engineering, or Technical PropertyManagement is preferred.
