Associate, Real Estate, Global Investments and Portfolio Strategy

GIC Real Estate

We were an early entrant among institutional investors in real estate including traditional private real estate (brick-and-mortar assets), public equities, real estate investment trusts, and real estate-related debt instruments.

Global Investments and Portfolio Strategy (GIPS)

The GIPS team reports to the senior management of GIC Real Estate as a trusted advisor for the CIO, Investment Committee, and Regional Heads on strategic and portfolio decisions. GIPS is responsible for independent deal evaluation, evidence-based investment views, underwriting guidance, strategic and tactical portfolio allocation, performance and in risk management. GIPS is a critical partner to Investment teams in generating long-term returns via impactful and insightful research and integral to the investment and asset management process.

What impact can you make in this role?

You will be part of a team that ranks among the top global real estate investment firms, and handles a multi-billion-dollar Real Estate portfolio globally. You will have wide exposure to real estate markets in the Americas (US, Mexico, Canada, and Brazil) and opportunities for growth in institutional real estate research and portfolio management. You will have direct responsibilities for implementing internal portfolio and risk management frameworks, as well as providing objective insights on market trends and investment potential to senior stakeholders.

What will you do as an Associate?

  • Provide independent views on deal underwriting assumptions and investment criteria.
  • Conduct real estate-related research, including statistical analysis, new markets/ sectors and ad-hoc/ thematic research.
  • Ensure that relevant information is disseminated to the right parties in a timely manner.
  • Collaborate with Global GIPS team in the development of global investment strategy recommendations, and risk-management tools and policies.
  • Maintain, enhance and validate economic and real estate research data.
  • Represent GIPS in both written work products and internal/external communication.
  • Function as a contact for various existing fund and joint venture relationships

What qualifications or skills should you possess in this role? 

  • 1 to 3 years of working experience with an analytical component, e.g., market research analyst, financial analyst, risk management.
  • Strong analytical thinking capabilities with an interest in real estate investment & research. You enjoy manipulating and distilling large amounts of data and information, and challenge conventional wisdom.
  • Willingness to learn and develop critical thinking capabilities. Interest in economics, statistics and probabilistic thinking.
  • Background/prior experience in Real Estate, Finance, Economics, Urban Studies, Statistical Analysis or Business/Investment an advantage.
  • Familiarity with investment and risk management concepts in the public/private markets an advantage.
  • Excellent oral and written communication skills. Ability to write and present ideas succinctly. Ability to weight differing viewpoints and voice own well-considered view.
  • You are adept at gathering and interpreting data, as well as organizing and presenting results to internal teams. Enjoy collaborating with and understanding perspectives of different stakeholders.
  • Critical-thinking skills. Ability to digest available information to form logical arguments and conclusions. Enjoy making inferences and validating conclusions with facts, while considering global portfolio context and market uncertainties.
  • Ownership mindset and goal-oriented. Ability to provide solutions to different stakeholders.
  • You enjoy being precise and accurate with numbers and inferences while managing multiple priorities.
  • Must be able to participate in conference calls in the evenings and early mornings. Occasional business travels required.
  • Proficiency in Excel and PowerPoint a must. Familiarity with GIS, Stata, EViews, Tableau, Python or R an advantage.

Compensation

Our compensation philosophy reflects several principles. We strive to provide a competitive compensation package to attract and retain talent globally. We pay for performance, and reward sustainable results. Total pay for this position comprises base pay and bonus. The anticipated base salary range for this role is between $111,500 and $148,700. Bonuses, which may form a meaningful proportion of the total pay package, are determined based on company and individual performance.
