Job Description Summary

쿠시먼앤드웨이크필드 한국지사 글로벌 임차 자문팀에서 과장/차장급을 모집합니다. 국내에서 발주하여 국내 대기업들의 해외 상업용 부동산 자산 취득을 대행하는 업무로, 주 업무는 해외 부동산 자산 및 시장에 대한 IM 자료 제작, 현지 업체와 커뮤니케이션 등을 하는 컨설팅 업무 입니다. 높은 수준의 영어 의사소통 능력이 요구 됩니다.

Cushman & Wakefield is looking for manager / senior manager to join its Global Tenant Advisory Group in Seoul, Republic of Korea. The position will be primarily responsible to assist manage and provide best practice advisory services relating to all aspects of the Commercial Office Real Estate transaction process, focused on outbound deals on behalf of Korean conglomerates and working with multinational corporations. Real estate deals would be delivered, in most circumstances, outside of the Korean domestic market, therefore a high level of English communication is required.

Job Description

[Role & Responsibility]

• 국내에서 발주하여 해외 상업용 부동산 거래 컨설팅 진행
• 주요 클라이언트와 효율적인 커뮤니케이션에 중점을 둔 모든 서비스 제공
• 고객사의 사무실 이전, 계약 갱신, 전대 및 계약 해지 업무 보조. 비용 절감 기회 발굴, 옵션 제공 및 선정, 협상용 문서 초안 작성, 임대 검토 및 요약, 재무 모델링, 임대인-임차인 관계 조율 업무
• 전속 고객사 관리 및 리포팅 업무
• Salesforce (Engage 2) 등을 이용한 데이터베이스 관리
• 최상의 결과 도출을 위한 컨설팅 업무
• 커뮤니케이션 관리(한국어 및 영어)를 통한 고객사 담당자 및 브로커(로컬/글로벌) 과의 지속적인 연락 및 조율 업무
• 고객사 오피스 이전 및 재계약 시 발생하는 재무적 요소에 대한 캐시플로우 검토 업무
• 적극적인 영업 및 솔루션 제안을 통한 매출 확대 기여
• 제안서 작성을 통한 새로운 고객사 확보 업무 보조, 글로벌 고객사 관리를 하는 해외 지사 팀과의 적극적인 커뮤니케이션 업무
• 고객사의 요청에 따라 해외 출장이 요구됨

[Requirements/Preference]

• 부동산, 비즈니스, 커뮤니케이션, 금융 또는 기타 관련 분야의 학사 학위
• 3~8 년 이상의 부동산 경험, 글로벌 자문사 경력 우대.
• 우수한 수준 이상의 영어 구사 및 의사소통 능력
• 조직적이며 디테일 포커스 된 성향
• 시장 주기를 이해하고 이를 고려하여 클라이언트에 적합한 장단기 전략 설정 능력
• MS 프로그램에 대한 숙련도와 산업별 데이터베이스 및 소프트웨어를 배우고 운용할 수 있는 능력
• 강력한 비판적 사고 능력과 문제 해결 능력
• 멀티 태스킹 능력

[Role & Responsibility]

• This Role will be focused on assisting the Crossborder Transaction Management team with client requirements, focused on, outbound deals and locally source opportunities to deliver real estate solutions in global market.
• Lead in the delivery of all real estate transaction services heavily focused on proactive client(s) communications with marketing leading client deliverables.
• Lead to negotiate advanced client commercial office relocations, renewal, and disposal assignment transactions, including, but not limited to; identification of cost saving opportunities, site identification and selection, Landlord negotiations, resolution of landlord-tenant issues, drafting, lease reviews, lease abstract, financial modeling.
• Lead with Client account management & reporting responsibilities.
• Lead with client account database through salesforce (Engage2/ Sales Force)
• Lead to advise clients on best practice transaction processes, that produce positive outcomes for our clients.
• High level and standard of English ability / communications (Eng.) with client account managers & brokers (regionally/globally) and the local client entity point of contact.
• Lead to secure new business client opportunities through the production of best-in-class RFP responses, presentations and taking a proactive approach with the global account management team and international brokers.

[Requirements/Preference]

• Graduate Degree in Real Estate, Business, Communications, Finance, or another relevant field.
• 3 ~ 8 years+ relevant experience, preferably with an international agency or other business related filed.
• Native Korea speaker with a native to excellent English level (written/spoken), Excellent communication skills.
• Strong organization skills and attention to detail.
• Good to advance proficiency in MS Word, Excel, PowerPoint and the ability to learn and operate industry specific databases and software
• Ability to multi-tasks consistently, without impacting the quality of client deliverables.
