Institutional Property Advisors (“IPA” or the “Company”), a division of Marcus & Millichap, Inc. (NYSE: MMI) is seeking a Senior level Associate to join a top producing Los Angeles and Dallas-based capital markets advisory team with 2 senior members with 75 years combined debt and equity placement experience and over $30B in historical transaction volume. The candidate will be exposed to all commercial and residential product types (both cash-flowing and construction) including multifamily, office, industrial, retail, various specialty commercial and residential product types such as land, self-storage, medical office, student housing, build-for-rent residential and for-sale residential. The candidate will also be exposed to and learn the specifics of various capital types including senior fixed rate and floating rate bridge debt, mezzanine and preferred equity, joint venture equity and co-GP equity. With senior member mentorship, the candidate will be responsible for analyzing new transactions, creating financial models, producing high quality marketing materials and delivering detailed market analysis to secure debt and equity financing for commercial real estate developers, investors, and owners. Over time, the candidate will interact with the team’s clients, and it is expected that the candidate will learn to pitch transactions to senior debt, mezzanine and preferred equity and joint venture and co-GP equity capital sources after a period of training with the senior members and once demonstrating a firm mastery of the role of the capital advisor in various financing transactions.

The position will be located in Dallas, TX with occasional travel to Los Angeles required.

Key Responsibilities:

  • Develop “go/no go” recommendations for managers by analyzing new debt and equity transactions.
  • Learn to and prepare executive summaries for offering memoranda.
  • Develop pro-forma financials and cash flow models.
  • Research and evaluate economic, demographic, and real estate market data.
  • Learn to review and analyze loan documents and joint venture agreements as well as other pertinent related legal documents in order to make business point recommendations to clients on real-time transactions.
  • Interact with clients, prospective buyers, investors, and investment sales agents.
  • Responsible for the timely execution of special projects including managing lender and equity investor program and tracking data in the team’s proprietary CRM.
  • Learn lender and equity investor programs and research new capital sources.
  • Develop and craft marketing strategies and pitches for potential client targets.

Key Attributes/Experience

  • 3-5 years commercial real estate experience in advisory, banking or valuation.
  • Bachelor’s degree in finance with an emphasis in commercial real estate preferred.
  • Strong modeling skills with core competency with Excel and Argus.
  • Experience in the debt financing of commercial real estate and multifamily assets with CMBS, bank, debt fund and other capital sources preferred.
  • Experience with Fannie Mae, Freddie Mac and HUD loan products and underwriting preferred.
  • High attention to detail in analytical assessments and valuations.
  • Ability to think through and handle multiple tasks accurately and productively during time sensitive situations.
  • Strong verbal and written communication skills.
  • Independent worker with a team player attitude.
  • Flexible attitude with the ability to handle change effectively.
  • Desire to work hard and to learn.
  • Availability for North American travel.
