Related Ross is seeking a Design Manager to join their West Palm Beach team. The Design Manager shall oversee all aspects of design for the overall design project management for Related Ross projects. S/He will focus on the establishment of standards, processes and quality controls for the coordination of work from concept stages throughout the completion of construction documents, construction administration during construction and project opening. In addition, this person will be responsible for supporting the development team in all aspects of the project primarily the design management, review, of large third-party multi-discipline architecture and engineering teams. S/He will report to the Executive Vice President of Development.

The Design Manager will be responsible for the execution of the following activities:

  • Establish standards, processes and quality controls for the coordination of work from concept stages throughout the completion of construction documents, construction administration during construction and project opening.
  • Development and Issuance of required RFP’s for design, engineering and specialty consultants
  • Produce comprehensive leveling documentation for proper recommendations concerning competitive design fees, including both cost and man-hour estimates as applicable
  • Establish and negotiate consultant fees
  • Prepare and negotiate consultant contracts in consultation with the legal team
  • Track and approve invoices based on consultant percentage complete and deliverables
  • In consultation with the development group, operating partners, and outside consultants, develop the project program and basis for design
  • Implement, coordinate and execute the design process through project completion and move-in and negotiate associated additional fees
  • Review and comment on all consultant deliverables
  • Manage consultants budgets and discern the need and request additional scope work
  • Coordinate presentations such that the extended team is informed of design progress and the status of design
  • Secure all internal design approvals by key Related Ross stakeholders
  • Oversee the fundamental building systems (foundation, structural, building envelope, mechanical, electrical, plumbing, technology) analysis to select the optimal combination of fundamental building systems to achieve the project mission.
  • Close collaboration with sales, leasing and marketing group so that the sales/leasing objectives are achieved through design
  • Close collaboration with the operating partners so that all supporting spaces and functional requirements are achieved through design
  • Close collaboration with construction group to ensure budget and quality execution objectives are achieved
  • Monitor the production of design drawings to ensure all relevant construction information is included throughout the design phases and in close coordination with onsite construction activities – the goal is 100% complete, 100% coordinated and 100% correct construction drawing and specification documentation
  • Establish agendas for design meetings, track action steps and administer follow up
  • Record and minute all meetings and keep track of attendees’ input
  • Schedules:
  • Develop and maintain design deliverables schedules in coordination with master project schedule
  • Collaborate closely with the development team so that documents are delivered and evaluated within the timelines established
  • Identify and maintain any timelines that are related to the building department or any other government agency having jurisdiction

Qualifications

  • Degree in Architecture
  • Extensive knowledge of relevant zoning, planning, building and accessibility codes
  • Minimum of 8-15 years of professional experience in education (K-12) and mixed-use architectural design and documentation
  • At least 5 years in a project management role
  • Preferably licensed
  • Strategic thinker, innovative and problem-solver
  • Excellent communication skills
  • Ownership mentality
  • Strong project management skills, results-driven, adaptable with ability to manage multiple priorities and schedules
  • Knowledge of various architectural, structural, mechanical, electrical, plumbing and technology systems for schools and mixed-use applications
  • Knowledge of design and construction process to ensure all relevant construction information is achieved by the respective design teams in accordance with the construction schedule
  • Knowledge of construction sequencing, materials and methods
  • Knowledge of how to assemble the right team of consultants in order to produce the highest quality product
  • Strong sense of integrity and ethics. Values entrepreneurialism, independent thought and innovation
  • Strong leadership skills
  • Innovative and retains knowledge of current industry best practices with regard to project design
  • Able to work in a team environment
  • In field experience beneficial
  • Strong interpersonal skills: Adaptive, Assertiveness and Leader
  • Knowledge of AutoCAD, REVIT technology
  • Ability to sketch freehand to quickly communicate with others.
